Unit Description:
CASA ACQUA (120 m²) is on two levels: mezzanine ground floor accessible through 3 steps and 1st floor.
It can sleep six people as it has three bedrooms and three bathrooms, a large dining area (suitable up to 16 people), a kitchen and a living room.

Kitchen The kitchen is fully equipped with dishwasher, stove, oven, fridge and microwave. The original sink is century-old in stone. All you need for cooking is provided. The inside dining area seats four people.
Living room The living area has one sofa and three armchairs with a smoking table.
Bedrooms There are one double bedroom with bathroom en suite, one double and one twin bedded room.
All the furniture are typical Tuscan with antique pieces (19th century).
Bathrooms There are 3 bathrooms, all with shower.

Private outdoor area There is a pleasant balcony suitable for outdoor dining with garden furniture, where you can enjoy the peaceful countryside in front of a glass of wine.

Overall Property Description:
The Farmhouse located in Tuscany on a very private ground with private road, surrounded by vineyards and olive groves, is a heaven especially for those who are looking for a quiet and safe place for the family and the children.
The house was finely restored few years ago according to the original rural style: the floors are in 'cotto toscano' (Tuscan original tiles), the sinks in the kitchen in stone or marble are century-old, the furniture is typical Tuscan with antique pieces: the whole creates a warm atmosphere for a comfortable stay.
The whole farmhouse can sleep up to 16 people. It is possible to rent a single portion because it is divided into four independent units, each of them fully equipped. Each unit has its own entrance and private outdoor space equpped with garden furniture.
If you are fond of pets you would enjoy the presence of our permanent guests: three friendly dogs and several cats that will visit you for receiving a little reward or simply to be stroked.
Here you and your family will enjoy the calm atmosphere of the countryside. It will be like at home !

Grounds and exteriors
Garden: the estate (10 hectares) has also a big garden, ideal for children.
Swimming pool: In the garden just a few steps outside the farmhouse, along the romantic stream 'Il Doccio', there is the beautiful swimming pool (size 12 x 5 mt - depth 1,4 - 1,6 mt) equipped with sunbeds and beach-umbrellas, and a Jacuzzi set in a wooden gazebo.
Parking: private parking in front of the house for 4-5 cars. Other places are a few meters away (about 30 mt) in the property.
Access: The access is in good conditions, only 500 mt of dirt-track road.

Assistance: you will be welcomed by the owners (who speak also English) who are very helpful and live approx. 100 mt far from the property.

At guests' disposal
A barbecue in the garden is available for cooking fantastic meals to enjoy with friends; downstairs in a separate room there is a common laundry with washbasin, washing machine, iron and iron-board, baby cot, roller bed for children. Hair-dryer available in each apartment.
On request: cooking lessons by the owner, to be booked in advance and to be paid on the spot.

Terms and Conditions:
Once the booking confirmation is received the holiday-renter authorizes EASY RESERVE, on behalf of the owner/agency, to charge his/her credit card (VISA or Mastercard) with an amount equal to 40% of the total rental price, plus 30 Euros as booking fee and to charge the same card with the remaining balance within the 45th days before the arrival.


Upon receiving the full balance the holiday-maker will be sent his/her rental voucher.
For bookings made less than 45 days prior to the start of the rental period, the holiday-maker must immediately pay the total amount of the rental price.




CANCELLATION / AMENDMENT FEES:

For any alteration to the booking, or if the holiday-maker intends to transfer his/her booking to other persons, on condition that the accommodation and the period do not change, the holiday-maker has to pay the amount: of 50 Euros.

EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking. Cancellation of a booking, even if it is substituted by another one, the following penalties must be paid: 40% of the total rental price if the cancellation is made from the booking time to 46 days before the start of the rental period, 100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show, IN ADDITION TO ANY OTHER ADDITIONAL CHARGES SUCH AS THE BOOKING FEE.
