* Cancellations: Cancellations made prior to 60 days before arrival are subject to a $25.00 non-refundable fee. Cancellations made within 60 days of arrival require full forfeiture of rental amount. We reserve the right to cancel any reservation or substitute rental homes due to circumstances beyond our control. There are no refunds due to natural or man-made disaster, electrical blackout, loss of telephone service, or any event beyond Discover Sunriver's control.

* Rental Deposit: We require half of the rent amount as a deposit to book the home (does not include taxes and cleaning). This is required at the time of booking. Balance of rent is due 60 days before arrival and is not refundable if dates are shortened or cancelled and will be automatically charged to your credit card. You will automatically receive a confirmation by email and a hard copy in the mail. The $150.00 refundable security deposit will be refunded to your credit card within 5 business days of your departure provided no damage has been done to the home.

* Minimum Nights: Unless noted in the property's description, we may adhere strictly to minimum night stay requirements during certain time frames and reserve the right to cancel your online booking if the following minimums are not met:
o Three-Night Minimums: Labor Day Weekend, Memorial Day Weekend, President's Day Weekend, Thanksgiving week.
o Five-Night Minimum: July 1 Through August 31, December 17 through January 2.

* Non Smoking: All homes are non-smoking, unless otherwise noted in individual descriptions.

* Lost Keys: There is a $25 charge for each key that is lost or not turned in upon check-out.

* Pets: A nonrefundable per-pet fee in the amount of $35 is charged on occupants of pet-friendly homes who bring pets.

* Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060(C). Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

* Rental Payment: Final rental payment is due 60 days prior to arrival. Payment may be made by traveler's checks, bank money orders, cashier's check, cash, personal check or Credit Card (we accept VISA, MasterCard & Discover).

* Linen/Maid Service: Daily maid service is not included in the rental rate but is available upon request for a fee. We suggest you bring pool towels, as we do not permit towels or linens to be taken from the unit.

* Cleaning Fee: All units have a non-refundable cleaning fee.

* Miscellaneous:
1. You must be 21 years or older to reserve a vacation rental.
2. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check-in.
3. Pets are NOT permitted in rental units unless noted. No exceptions will be made - forfeiture of security deposit.
4. We reserve the right to substitute your vacation rental.
5. A minimum stay is required and varies according to season.
6. Rates subject to change without notice. Other restrictions may apply.
7. Amenities & appliances (such as Hot-tub, washer/dryer, TV/VCR/DVD, refrigerator, etc.) are subject to down time for repair or maintenance.
8. A room tax and recreation assessment of 16% is collected on the total rental amount.
9. Check-in time is 4:00pm. Check-out time is 11:00am.
10. Office hours, Monday thru Saturday 8 am - 6 pm. Sunday 8 am - 5 pm. Extended hours during Holiday time periods.

Family photos everywhere and signs up telling you what NOT TO DO in their house. Even a sign telling you not to put too many warm sodas in the fridge. I have been coming to Sunriver and renting homes for 12 years, never stayed at a house where I didn't feel welcome until this one. I think these owners should take their house off of the rental market. Beds were hard as rocks. FIND ANOTHER PROPERTY TO RENT. There are numerous Sunriver property's that actually want you there. The only downside was that the King matress in the downstairs master bedroom was uncomfortable. My husband and I chose to switch to one of the upstairs queens after the first restless night. 2 in our party did't show, so this worked out ok. Kids got to use the pool. Adults could get a workout. The fireplace didn't work the 1st night but someone came out quickly and fixed it. Some of the frying pans could be replaced as the non-stick coatings are coming off and including a baking pan would be nice (we had to improvise when baking cookies). But overall, a great home. A great week in Sunriver Earl M. from Roseville, CA recommends this property. Stayed for 7 days in July, 2009 The house was a nice size for six adults and three children. The big table in the kitchen was nice as was the picnic table on the large. The children fed carrots to the deer. Nice to have two bicycles in the garage. Many items were provided and appreciated. I must mention a few negatives which would not keep me away: knives wouldn't cut French bread, the lid to a nice size pan was missing, the master bed is the latest fad--high off the floor even for us tall people. Lots of towels provided. The only real negative were the mosquitoes and they were bad. The rental office said it was a bad year for mosquitoes and they were especially bad during our time there. Fortunately, the area was sprayed at night mid-stay and we all started using 30% Deet and it helped. There are a lot of activities but they are not bargains except for bringing your own bicycles, walking, or using the swimming pools included. The cleaning fee is reasonable. Too bad the rental office did not inform us that the name of the real estate company had changed from the name printed on our information about where to pick-up the keys--after a long drive the village and office location were confusing. Great house with plenty of room for all. A guest from Corvallis, OR recommends this property. Stayed for 3 days in April, 2009 We had a good overall stay but on Saturday night we were doing dishes and the faucet handle broke off in the sink. We called right away knowing we would be inconvenienced in the kitchen for the rest of our stay but the maintenance person said he would not/could not come until the next day. We said we would have trouble doing dishes and it would make checkout difficult and he said he wasn't worried about that. (But we were) The next morning he called and made the decision to come after we were gone. We were without water in the kitchen for 16 hours of our stay. Granted 4 of those hours were dedicated to sleep (Some of us stayed up until 2, others got up at 6) but we were inconvenienced through 2 meals (dinner and breakfast) and checkout time when we could have used the sink for disposing of things from the refrigerator. Also, the hot tub temperature went down to 96 degrees and didn't come up to a temperature warm enough to enjoy. I don't know if someone bumped the button and it got turned down or if there was a thermostat problem. If the faucet and the hot tub had been working (or fixed in a timely manor) this house would have gotten 5 stars across the board. My maintenace team was able to fix the faucet late the next day after locating a new retaining clip that was cracked inside the handle. I have spoke with my employee, and he feels sorry that you have been inconvienced while staying with us; he admits that the best procedure would have been to assess the situation that night, so we could have located the part and repaired the faucet prior to your departure that morning. Only one complaint. A guest from Redmond, WA recommends this property. Stayed for 5 days in June, 2008 On Friday, July 4th, we had dinner plans that required the oven and stove. Unfortunately, the power was out for some hours on that day. I imagine this was not in your control, but thought I'd mention it, as it did put a damper on our 4th of July celebration.Other than that, the house was great, facilities were awesome, and we had a good time. We used the South Pool the most during our stay and it was definitely a trek to get over there. We had kids ranging from 3 to 13. The older kids had no problem biking that far but it was too far for my little kiddos so we ended up driving a bit more than I hoped. I would definitely stay in this home again. When you come back to visit don't forget to visit Maverick's located at the North end of Sunriver and have the littler ones try out the great splash pad.
