* Cancellations: Cancellations made prior to 60 days before arrival are subject to a $25.00 non-refundable fee. Cancellations made within 60 days of arrival require full forfeiture of rental amount. We reserve the right to cancel any reservation or substitute rental homes due to circumstances beyond our control. There are no refunds due to natural or man-made disaster, electrical blackout, loss of telephone service, or any event beyond Discover Sunriver's control.

* Rental Deposit: We require half of the rent amount as a deposit to book the home (does not include taxes and cleaning). This is required at the time of booking. Balance of rent is due 60 days before arrival and is not refundable if dates are shortened or cancelled and will be automatically charged to your credit card. You will automatically receive a confirmation by email and a hard copy in the mail. The $150.00 refundable security deposit will be refunded to your credit card within 5 business days of your departure provided no damage has been done to the home.

* Minimum Nights: Unless noted in the property's description, we may adhere strictly to minimum night stay requirements during certain time frames and reserve the right to cancel your online booking if the following minimums are not met:
o Three-Night Minimums: Labor Day Weekend, Memorial Day Weekend, President's Day Weekend, Thanksgiving week.
o Five-Night Minimum: July 1 Through August 31, December 17 through January 2.

* Non Smoking: All homes are non-smoking, unless otherwise noted in individual descriptions.

* Lost Keys: There is a $25 charge for each key that is lost or not turned in upon check-out.

* Pets: A nonrefundable per-pet fee in the amount of $35 is charged on occupants of pet-friendly homes who bring pets.

* Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060(C). Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

* Rental Payment: Final rental payment is due 60 days prior to arrival. Payment may be made by traveler's checks, bank money orders, cashier's check, cash, personal check or Credit Card (we accept VISA, MasterCard & Discover).

* Linen/Maid Service: Daily maid service is not included in the rental rate but is available upon request for a fee. We suggest you bring pool towels, as we do not permit towels or linens to be taken from the unit.

* Cleaning Fee: All units have a non-refundable cleaning fee.

* Miscellaneous:
1. You must be 21 years or older to reserve a vacation rental.
2. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check-in.
3. Pets are NOT permitted in rental units unless noted. No exceptions will be made - forfeiture of security deposit.
4. We reserve the right to substitute your vacation rental.
5. A minimum stay is required and varies according to season.
6. Rates subject to change without notice. Other restrictions may apply.
7. Amenities & appliances (such as Hot-tub, washer/dryer, TV/VCR/DVD, refrigerator, etc.) are subject to down time for repair or maintenance.
8. A room tax and recreation assessment of 16% is collected on the total rental amount.
9. Check-in time is 4:00pm. Check-out time is 11:00am.
10. Office hours, Monday thru Saturday 8 am - 6 pm. Sunday 8 am - 5 pm. Extended hours during Holiday time periods.

Awesome House for Large Group! A guest from Eureka, CA recommends this property. Stayed for 4 days in February, 2012 We rented this home to house a dozen friends on a 4-night ski trip and it couldn't have been more perfect! The house has a great layout and is quite spacious for a large group. Also, it's definitely more updated than others we have stayed at in the past. We really liked the fact that the kitchen was fully stocked...the only downside is the smallness of the kitchen, but it's still functional. The one thing we really missed having was a crock-pot:( Other than that, the only real problem was a leaky kitchen faucet, which the management took care of right away. Thanksgiving 2011 A guest from Klamth Falls, OR recommends this property. Stayed for 4 days in November, 2011 We rented the home with another family, so there were a total of 9 (4 adults & 5 children). There were plenty of beds and the number of bathrooms was more than adequate. We were very happy to see how well stocked the kitchen was-which made making Thanksgiving Dinner that much easier. There were plenty of TV's for the guys to watch football & the kids to watch their shows. We brought our Wii, which was easily set up in the loft/game room. The hot tub was really nice & the kids enjoyed their time at Mavericks. We had brought our own bikes, however, it was nice to see bikes already there to be used. There were also plenty of board games for big & little kids to enjoy. Not a bad thing to say about #4 Catkin. We were sad to leave. I had whistling swan reserved but the people the before me didn't leave when i was supposed to arrive. I called the day before and confirmed my reservations. I had to take my vacation time and go look at 3 others houses for my first night. I think the people in whistling swam should have been told to find another place to stay. I think I should not have been charged for the first night and asked the desk person at Discover about that and she said she would get back to me but did not. We had 4 adults and 4 children (9-12) and had enough room for everyone. We appreciated the fact the kitchen was well stocked. We've rented many houses where there is literally nothing in the way of appliances or general equipment. This house had it all including a great spice drawer which was helpful as we cooked all of our meals at the house. We only had two complaints. First, it would have been nice to have another bathroom. Two of the kids had to share with their parents which isn't always easy. Second, one of the bikes provided and available in the garage had a flat tire. It would have been nice to have all the bikes functional. Other than that, we would highly recommend this house. While we really liked many things about this house - A guest from Oak Park, IL does not recommend this property. Stayed for 7 days in July, 2011 such as the layout with two master bedrooms, the games, and the hot tub, they were not enough to make up for what I felt was the uncleanliness of the house and the overall lower quality of finishes and furnishings. The problem is not that the cleaning people didn't do their job - it is deeper than that and involves the carpeting, bed spreads, pillows, etc. When we arrived and the house was all closed up, the smell was unpleasant. The comforters have stains on them, and the carpeting needs to be replaced. The living room furniture is old, uncomfortable, and ready to be replaced. The bathrooms are very small and finishes are more akin to what one would expect in a low budget motel - built in shower liner rather than tile. I have stayed in a number of Sunriver homes and this was the first one that was truly disappointing. Catkin 4 is a great house. We have stayed in this house before. Lori H. from Bellingham, WA recommends this property. Most we are on the deck outside, as one would expect. The dishwasher door was acting strange and in front of the sink so it made it hard to rinse dishes and put them in the dishwasher. The refrigerator door was constantly popping open and would not stayed sealed shut. The freezer door would also pop open at times. Other than that we loved the loctation of the house.
