From the minute you enter the private courtyard you know you've made the right choice. This 2470 square foot home has so much to offer it's hard to know where to start. The grand living area combines the kitchen, living, and dining areas. A wall of windows separates this living room from the expansive deck and private hot tub. Vaulted ceilings, fabulous furnishings and a wonderful gas fireplace complete this bright and cheery space, with the the living area situated in the center of the home. The first bedroom on the left has a Queen and a queen hide a bed the second bedroom on the left is a King Master suite there is also a bathroom in the hall. The first bedroom to the right has a twin and a trundle bed, the second bedroom to the right is a King which has a door to the deck. These bedrooms have a bathroom in the hall. All of the bedrooms are spacious and comfortable and each have their own television. Amenities include DVD, VCR CD, AIR CONDITIOING, BIKES, MAVERICKS ACCESS, SHARC ACCESS, WIFI, HOT TUB, AIR CONDITIONING

* Cancellations: Cancellations made prior to 60 days before arrival are subject to a $25.00 non-refundable fee. Cancellations made within 60 days of arrival require full forfeiture of rental amount. We reserve the right to cancel any reservation or substitute rental homes due to circumstances beyond our control. There are no refunds due to natural or man-made disaster, electrical blackout, loss of telephone service, or any event beyond Discover Sunriver's control.

* Rental Deposit: We require half of the rent amount as a deposit to book the home (does not include taxes and cleaning). This is required at the time of booking. Balance of rent is due 60 days before arrival and is not refundable if dates are shortened or cancelled and will be automatically charged to your credit card. You will automatically receive a confirmation by email and a hard copy in the mail. The $150.00 refundable security deposit will be refunded to your credit card within 5 business days of your departure provided no damage has been done to the home.

* Minimum Nights: Unless noted in the property's description, we may adhere strictly to minimum night stay requirements during certain time frames and reserve the right to cancel your online booking if the following minimums are not met:
o Three-Night Minimums: Labor Day Weekend, Memorial Day Weekend, President's Day Weekend, Thanksgiving week.
o Five-Night Minimum: July 1 Through August 31, December 17 through January 2.

* Non Smoking: All homes are non-smoking, unless otherwise noted in individual descriptions.

* Lost Keys: There is a $25 charge for each key that is lost or not turned in upon check-out.

* Pets: A nonrefundable per-pet fee in the amount of $35 is charged on occupants of pet-friendly homes who bring pets.

* Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060(C). Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

* Rental Payment: Final rental payment is due 60 days prior to arrival. Payment may be made by traveler's checks, bank money orders, cashier's check, cash, personal check or Credit Card (we accept VISA, MasterCard & Discover).

* Linen/Maid Service: Daily maid service is not included in the rental rate but is available upon request for a fee. We suggest you bring pool towels, as we do not permit towels or linens to be taken from the unit.

* Cleaning Fee: All units have a non-refundable cleaning fee.

* Miscellaneous:
1. You must be 21 years or older to reserve a vacation rental.
2. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check-in.
3. Pets are NOT permitted in rental units unless noted. No exceptions will be made - forfeiture of security deposit.
4. We reserve the right to substitute your vacation rental.
5. A minimum stay is required and varies according to season.
6. Rates subject to change without notice. Other restrictions may apply.
7. Amenities & appliances (such as Hot-tub, washer/dryer, TV/VCR/DVD, refrigerator, etc.) are subject to down time for repair or maintenance.
8. A room tax and recreation assessment of 16% is collected on the total rental amount.
9. Check-in time is 4:00pm. Check-out time is 11:00am.
10. Office hours, Monday thru Saturday 8 am - 6 pm. Sunday 8 am - 5 pm. Extended hours during Holiday time periods.

The bedroom arrangement afforded privacy and was insulated from noise. The Master is Huge! The kitchen could use a couple of new baking sheets as the cookie pan was well used but we found everything we needed to make our big meal. We needed to have the mgmnt co. come and start the fireplace as the instructions were not explict enough to light up. We did have a good time and the children enjoyed the pool at Mavericks. The Perfect Family Vacation. Linda W. from redmond, WA recommends this property. We each had our own little space (room) where we could be alone and come together for meals or read and watch movies we had rented. We all took advantage of the beautiful bike trails and enjoyed the varied opportunities available at Maverick's Health and Sports Club. Great for extended families Jason B. from Montville, NJ recommends this property. Stayed for 6 days in June, 2011 We have rented several houses in Sunriver and thi sone was one of the best. Three families totaling 9 people stayed here comfortably. Loved the location and easy access to Mavericks. Hot tub was great and open concept kitchen/family room/dining room was perfect for everyone to hang out. Loved that bedrooms were on th eoutside perimeter. Only negatives were some upholstered chairs were rather dirty and a cloud of dust would puff up when you sat in them also the A/C was not working, though luckily it was only an issue one day. Kitchen was well equipped with some items (like several strainers!) but only one can opener that was partly broken. Overall a great rental and we look forward to returning next summer though we will look for a rental with 3 king rooms. Stayed for 5 days in July, 2010 I reserved 3 houses but at check-in, we were told that one of the houses wasn't available for check-in until the next day. The dates had been incorrect. My sister, who checked us in, was told that it was our fault for not checking the dates when I received the confirmation. The confirmation doesn't even list 2 of the three houses AND I had to call to have it emailed twice because you had my email incorrect. Thankfully, we were credited for that night, but we still had to absorb extra people in the two other houses and then people had to move. Nice house for the summer, avoid in the winter A guest from Los Gatos, CA does not recommend this property. Stayed for 7 days in December, 2009 2 Cinder is a nicely laid out house with 2 master bedrooms and a good location near Maverick's. I expect it is a good place for the summer. We rented it for a ski break at Christmas, and found that the Master Bedroom has no heat! The main areas heat up quickly, but the main bedroom was 15 degrees colder, at least. Maintenance was called, but they said it was a problem with the vents underneath the house, and all they could do was leave us a small space heater. It was very cold in the room, we slept there but immediately left when we woke up, thus got no utility from the space. I would not rent this place in the winter. This home was ideal for a gathering spot with a large deck and lots of outdoor seating. The kitchen was very well-stocked with a variety of bakeware/cookware and even a cabinet full of spices. This is a 'shoes off' home, probably due to the light color carpet which shows all dirt, so beware.....Overall a great place that we would rent again!!
