This wonderful 2 story, 3 bedroom, 2 .5 bath home is a fantastic home to spend your vacation! Enjoy the comfortable seating and warmth of the living room. Kitchen is located off the dinning room with lots of counter space! There is a king bed in the master bedroom downstairs and has a private door to access the hot tub. * Cancellations: Cancellations made prior to 60 days before arrival are subject to a $25.00 non-refundable fee. Cancellations made within 60 days of arrival require full forfeiture of rental amount. We reserve the right to cancel any reservation or substitute rental homes due to circumstances beyond our control. There are no refunds due to natural or man-made disaster, electrical blackout, loss of telephone service, or any event beyond Discover Sunriver's control.

* Rental Deposit: We require half of the rent amount as a deposit to book the home (does not include taxes and cleaning). This is required at the time of booking. Balance of rent is due 60 days before arrival and is not refundable if dates are shortened or cancelled and will be automatically charged to your credit card. You will automatically receive a confirmation by email and a hard copy in the mail. The $150.00 refundable security deposit will be refunded to your credit card within 5 business days of your departure provided no damage has been done to the home.

* Minimum Nights: Unless noted in the property's description, we may adhere strictly to minimum night stay requirements during certain time frames and reserve the right to cancel your online booking if the following minimums are not met:
o Three-Night Minimums: Labor Day Weekend, Memorial Day Weekend, President's Day Weekend, Thanksgiving week.
o Five-Night Minimum: July 1 Through August 31, December 17 through January 2.

* Non Smoking: All homes are non-smoking, unless otherwise noted in individual descriptions.

* Lost Keys: There is a $25 charge for each key that is lost or not turned in upon check-out.

* Pets: A nonrefundable per-pet fee in the amount of $35 is charged on occupants of pet-friendly homes who bring pets.

* Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060(C). Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

* Rental Payment: Final rental payment is due 60 days prior to arrival. Payment may be made by traveler's checks, bank money orders, cashier's check, cash, personal check or Credit Card (we accept VISA, MasterCard & Discover).

* Linen/Maid Service: Daily maid service is not included in the rental rate but is available upon request for a fee. We suggest you bring pool towels, as we do not permit towels or linens to be taken from the unit.

* Cleaning Fee: All units have a non-refundable cleaning fee.

* Miscellaneous:
1. You must be 21 years or older to reserve a vacation rental.
2. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check-in.
3. Pets are NOT permitted in rental units unless noted. No exceptions will be made - forfeiture of security deposit.
4. We reserve the right to substitute your vacation rental.
5. A minimum stay is required and varies according to season.
6. Rates subject to change without notice. Other restrictions may apply.
7. Amenities & appliances (such as Hot-tub, washer/dryer, TV/VCR/DVD, refrigerator, etc.) are subject to down time for repair or maintenance.
8. A room tax and recreation assessment of 16% is collected on the total rental amount.
9. Check-in time is 4:00pm. Check-out time is 11:00am.
10. Office hours, Monday thru Saturday 8 am - 6 pm. Sunday 8 am - 5 pm. Extended hours during Holiday time periods.

Stayed for 4 days in April, 2013 My friends and I have rented this house approx. five times over the past five years and have always had a good experience. The house is conveniently located near the north Sunriver store/bike trails and is always clean, well kept and well appointed. We like to cook large meals and there is always more than enough up-to-date cookware/appliances to keep us happy. The beds are comfortable and the rooms are quiet and even though you are somewhat near Cottonwood Road, there is minimal road noise (if any). The back deck has a new table and chairs which are very comfortable and the Weber grill works perfectly. Two thumbs up. #7 Rainier - I definitely recommend Cindy N. from Portland, OR recommends this property. Stayed for 4 days in February, 2013 This is the second time we've stayed at #7 Rainier. We stayed there last summer with another family, so total of 4 adults and 4 kiddos. The bedroom situation wasn't ideal for that set-up, but we enjoyed the house so much we rented it recently when my in-laws visited. The house ws perfected for 4 adults and two kids. The fooseball table keeps them entertained, as does the big screen TV. We really enjoy being near Mavericks - last few visits have spent much more time there as it is less crowded. Our kiddos are 3 and 8, so the ability to walk across the street and swim or rock climb was great. The house is also near the little market, so if you forgot one of the basics it was easy to step out the back door. We will likely rent it again. Thanks! Visit #7 Mt. Rainier Lane - we highly recommend it! Cindy N. from Portland, OR recommends this property. Stayed for 4 days in August, 2012 We had an amazing time during our stay in Sunriver. The house at #7 Mt. Rainier Lane was excellent! Two families w/ a total of 4 kids met at Sunriver for a relaxing weekend and that is just what we found. The house was equiped with everything we needed. When we had questions, the property management company offered quick and pleasant service. The SHARC facility was crazy busy, so the kids actually preferred Maverick's environment - less crowded and directly across the street. There was also a little market/gas station just around the corner, which was great for the moments we realized we had forgotten an ingredient or ran out of something. Thank you! 6 night stay at Mt Rainier #7 A guest from Portland, OR recommends this property. Stayed for 6 days in August, 2012 The house room setup was great and the location was perfect. The main TV was big, but the electronics in general were outdated, which is probably why the WIFI was very spotty. There were lots of dishes but many were chipped. The deck setup was nice but the deck was extremely creaky. The wall decor was ugly. With the right modern updates this house would be perfection! Having the extra bikes worked great! Very convenient to Mavericks. We would definitely stay again. Only concern was that one of the top banister railings was cracked on the outside which could have caused a child to go through the vertical supports if they hit it hard enough. Oh, and the ice tray was overflowing a bit in the freezer. I know that people have mentioned about traffic noise, I think during our stay the noise was not a factor at all. It accommodated us nicely especially having children (Foosball was a hit) The only problem that we encountered was the temperature in the jacuzzi, we were unable to adjust it to what we want. The home is very well maintained and had a few extras that other homes don't typically have in Sunriver (Bikes, salt/pepper/spices, flat screen tv, foos ball table, gas fireplace). The only slight negative is that it backs up to Cottonwood and is a stones throw from the North Store although we didn't notice any excess noise and being a walk away from the store was actually kind of nice. December 2011 A guest from Junction City, OR recommends this property. Stayed for 3 days in December, 2011 House was even better in person than how it looked online. Lots of space and very comfortable. Plenty of dishes and cookware for our group to cook and eat big meals.The only issue was the hot tub... We got in the first night, and each of us received an electric shock. We called management and they sent the hot tub maintenance who said that if we had been shocked the breaker would have tripped... no action was taken, so we were afraid to go in the rest of our stay. What a great first impression! They were extreamly helpful and gave us lots of area information and ideas of fun things to do. Arriving to the vacation home, wow. It was decorated very nicely, very spacious and many extras. The bed was indeed very comfortable! Truly, we grew excited come evening time to crawl in bed. With the moutain air and extra soft bed.. Mmmm. In the livingroom there is a large screen tv and surround sound which We put in a movie and cuddled up on the couch. Very cozy having the fire place going too. The Hot Tub is outback off the master and is fully fenced so you don't have to stress wondering if people are laughing at you in your bathing suit! My sister, my wife, and our 3 year old twins stayed at #07 Mt. Rainier Lane, which is a wonderful home in a great location near Mavericks, the North grocery store, and the Woodlands golf course. The place was great and could easily accomodate 8 people. We had BBQ on the back deck, took the bikes all around Sunriver, visited both community pools during the week, watched DVDs, and even got some golf in. We will definitely be back because there is so much to do in Sunriver and our kids had a great time. The property was perfect and had all the amenities, which exceeded our expectations. We were offered another property but have always loved this home and location. It took over an hour for fans to arrive. I also spent some time cleaning cobwebs hanging from ceiling and dusting some furniture. We do love that all the little things like mixers and blenders are available, very much like home. Why we wouldn't recommend this house A guest from Bellevue, WA does not recommend this property. Stayed for 7 days in August, 2008 Unless the house is painted and carpet cleaned, we would not recommend this house. The master on the main is great for the parents of a family, but shd be advertised as a point of interest for parents who have babies. Property Manager Response: Good to know.
