It has a view of Mt Bachelor and the 18th fairway of the Woodlands golf course. Relax by the fire in the spacious comfortable living area. The bedrooms are very nicely appointed and private. The master suite upstairs features a king bed. Downstairs the second bedroom has a queen, and the third has 2 twin beds. Soak your cares away in the private hot tub. The condo has an association pool for you to enjoy. The north area features the North Pool, 10 tennis courts, and the Woodlands Golf Course is a block away to the east and the Deschutes River is minutes away to the west. * Cancellations: Cancellations made prior to 60 days before arrival are subject to a $25.00 non-refundable fee. Cancellations made within 60 days of arrival require full forfeiture of rental amount. We reserve the right to cancel any reservation or substitute rental homes due to circumstances beyond our control. There are no refunds due to natural or man-made disaster, electrical blackout, loss of telephone service, or any event beyond Discover Sunriver's control.

* Rental Deposit: We require half of the rent amount as a deposit to book the home (does not include taxes and cleaning). This is required at the time of booking. Balance of rent is due 60 days before arrival and is not refundable if dates are shortened or cancelled and will be automatically charged to your credit card. You will automatically receive a confirmation by email and a hard copy in the mail. The $150.00 refundable security deposit will be refunded to your credit card within 5 business days of your departure provided no damage has been done to the home.

* Minimum Nights: Unless noted in the property's description, we may adhere strictly to minimum night stay requirements during certain time frames and reserve the right to cancel your online booking if the following minimums are not met:
o Three-Night Minimums: Labor Day Weekend, Memorial Day Weekend, President's Day Weekend, Thanksgiving week.
o Five-Night Minimum: July 1 Through August 31, December 17 through January 2.

* Non Smoking: All homes are non-smoking, unless otherwise noted in individual descriptions.

* Lost Keys: There is a $25 charge for each key that is lost or not turned in upon check-out.

* Pets: A nonrefundable per-pet fee in the amount of $35 is charged on occupants of pet-friendly homes who bring pets.

* Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060(C). Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

* Rental Payment: Final rental payment is due 60 days prior to arrival. Payment may be made by traveler's checks, bank money orders, cashier's check, cash, personal check or Credit Card (we accept VISA, MasterCard & Discover).

* Linen/Maid Service: Daily maid service is not included in the rental rate but is available upon request for a fee. We suggest you bring pool towels, as we do not permit towels or linens to be taken from the unit.

* Cleaning Fee: All units have a non-refundable cleaning fee.

* Miscellaneous:
1. You must be 21 years or older to reserve a vacation rental.
2. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check-in.
3. Pets are NOT permitted in rental units unless noted. No exceptions will be made - forfeiture of security deposit.
4. We reserve the right to substitute your vacation rental.
5. A minimum stay is required and varies according to season.
6. Rates subject to change without notice. Other restrictions may apply.
7. Amenities & appliances (such as Hot-tub, washer/dryer, TV/VCR/DVD, refrigerator, etc.) are subject to down time for repair or maintenance.
8. A room tax and recreation assessment of 16% is collected on the total rental amount.
9. Check-in time is 4:00pm. Check-out time is 11:00am.
10. Office hours, Monday thru Saturday 8 am - 6 pm. Sunday 8 am - 5 pm. Extended hours during Holiday time periods.

The lighting in the dining room and family room, in particular, are very inadequate. Turning on the lamps in the f.r. made no difference. The wi-fi kept cutting out while in use. The kitchen could be better supplied (lids for pots, one knife handle broken, better tongs, etc.) Overall though, it definitely suited our needs. favorite place to spend a week in Sun River George F. from San Diego, CA recommends this property. Stayed for 6 days in September, 2011 Fairview Village # 28 is a lovely place,, location is great,the Maverick is close by, view of the golf course with the occasional deer and many geese is just great. Now a few comments to remember before rebooking: 2 Lamps in living room need better light, no way can you sit there on the nice couches and read. Great house for kids Chris B. from Belluvue, WA recommends this property. Stayed for 3 days in August, 2011 We stayed here with my wife and I, and our 3 kids (boys aged 7, 9 and 10). The kids loved having their own place downstairs. Actually, the house exceeded our expectations and was nicer and larger than it looked in the photos. The location is great (very close to golf, the pool and tennis courts). The setup was great, with a grassy area outside where our boys passed the football, etc... The hot tub setup in a covered area on the ground floor is not optimal, but it was better than nothing. The kids liked it anyway. Two minor issues: 1) one of the reasons we stayed here is that bikes were included. We are not bike nuts (if we were we would have brought our own bikes). We were disappointed that the bikes essentially unusable. The tires were flat, the gears didn't work, the seats were loose, etc... We ended up buying some tools to try and fix them ourselves with limited success. 2) I thought the towels were pretty low quality. Other than these points, we loved the stay and would recommend any other family with kids stay here. Stayed for 5 days in December, 2010 Overall the property was good with only a few items that could make it better including updating all TV's to handle video games, updating thermostat to digital, providing selection of board games and DVDs. The hot tub access is a bit inconvenient through the downstairs bedroom. The hot tub was broken for the first two days but once fixed it worked fine. On the plus, good location, mostly well kept, pletny of firewood, and a well stocked kitchen utensils. Stayed for 7 days in September, 2010 Nice place and would likely stay again although there are plenty of other places available which look comparable to this one.The hot tub was located outside one of the downstairs (non-master) bedrooms which forced us to reevaluate our kids' sleeping arragements. This was unfortunate but minor in our current situation with a child in a portable crib.We brought our bikes, our trailer, and our trail-a-bike. Not detailed in the ad was that they had both a trailer and a trail-a-bike available as well as several bikes for adults and kids. If we stayed again, we'd leave the trailer and trail-a-bike at home.Finally, a bit nit-picky, but there were no dryer sheets available (there was laundry soap) and the kitchen staples were a bit lacking: no cooking oil, no foil, no plastic wrap or baggies, no pens/pencils/paper.Still, we loved our stay.
