* Cancellations: Cancellations made prior to 60 days before arrival are subject to a $25.00 non-refundable fee. Cancellations made within 60 days of arrival require full forfeiture of rental amount. We reserve the right to cancel any reservation or substitute rental homes due to circumstances beyond our control. There are no refunds due to natural or man-made disaster, electrical blackout, loss of telephone service, or any event beyond Discover Sunriver's control.

* Rental Deposit: We require half of the rent amount as a deposit to book the home (does not include taxes and cleaning). This is required at the time of booking. Balance of rent is due 60 days before arrival and is not refundable if dates are shortened or cancelled and will be automatically charged to your credit card. You will automatically receive a confirmation by email and a hard copy in the mail. The $150.00 refundable security deposit will be refunded to your credit card within 5 business days of your departure provided no damage has been done to the home.

* Minimum Nights: Unless noted in the property's description, we may adhere strictly to minimum night stay requirements during certain time frames and reserve the right to cancel your online booking if the following minimums are not met:
o Three-Night Minimums: Labor Day Weekend, Memorial Day Weekend, President's Day Weekend, Thanksgiving week.
o Five-Night Minimum: July 1 Through August 31, December 17 through January 2.

* Non Smoking: All homes are non-smoking, unless otherwise noted in individual descriptions.

* Lost Keys: There is a $25 charge for each key that is lost or not turned in upon check-out.

* Pets: A nonrefundable per-pet fee in the amount of $35 is charged on occupants of pet-friendly homes who bring pets.

* Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060(C). Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

* Rental Payment: Final rental payment is due 60 days prior to arrival. Payment may be made by traveler's checks, bank money orders, cashier's check, cash, personal check or Credit Card (we accept VISA, MasterCard & Discover).

* Linen/Maid Service: Daily maid service is not included in the rental rate but is available upon request for a fee. We suggest you bring pool towels, as we do not permit towels or linens to be taken from the unit.

* Cleaning Fee: All units have a non-refundable cleaning fee.

* Miscellaneous:
1. You must be 21 years or older to reserve a vacation rental.
2. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check-in.
3. Pets are NOT permitted in rental units unless noted. No exceptions will be made - forfeiture of security deposit.
4. We reserve the right to substitute your vacation rental.
5. A minimum stay is required and varies according to season.
6. Rates subject to change without notice. Other restrictions may apply.
7. Amenities & appliances (such as Hot-tub, washer/dryer, TV/VCR/DVD, refrigerator, etc.) are subject to down time for repair or maintenance.
8. A room tax and recreation assessment of 16% is collected on the total rental amount.
9. Check-in time is 4:00pm. Check-out time is 11:00am.
10. Office hours, Monday thru Saturday 8 am - 6 pm. Sunday 8 am - 5 pm. Extended hours during Holiday time periods.

Great location and spacious house. Toinette W. from kirkland, WA recommends this property. Stayed for 7 days in July, 2012 We have stayed at Eaglewood #3 twice now and we love the location. The house is spacious and more than enough room for our family of 6. The negative would be that tw days into our stay the Health Department closed the pool. It was not due to any health concerns per se but the pool is apparently not "up to code" because they have an attached wading pool so they padlocked the gate. I assume that this issue will not be resolved quickly. With the North Pool closing at 5:00 p.m. it would have been nice to have an on-site pool in the evening. This was especialyl true for my children and my father who does not enjoy going to the more crowded pools. Other than this issue though, which I hope gets resolved soon, we had a great stay. Feels Like Home! Stephen S. from University Place, WA recommends this property. Stayed for 5 days in June, 2012 My sixteen year old son said, "I don't know what it is about this place but it feels like home". If that doesn't just say it all! We loved the lay out of the home and we spent one rainy Sat. all six of us around the coffee table doing a 1000 piece puzzle while watching the U. S. Olympic trials. The kitchen has more utensils and appliances than my kitchen at home. The two master bedrooms upstairs are huge, the beds are comfy and the TV's impressive. The boys enjoyed the grass out back where they threw around the football, and with the tennis courts just a minute bike ride away, we enjoyed ourselves immensely. We have stayed in many houses in Sunriver over the years, but now we have found the one we would like to book again and again! The kitchen had everything we needed to prepare a meal. The hot tub was great. The over all living space was tired and dated. The sofa's need to be replaced. Every nook and cranny was spotless and complete with everything one would need or use. The place lives well, - we stayed 10 days - and has large flat screen TV's in every room. Kitchen was complete beyond what one would expect. Furniture and beds were great.There were two issues one with the hot tub but every call got an immediate response even though it took several days to get the problem solved. Also, would have been nice to have the front stoop clean of snow because we had treatcherous ice to cross to get in the unit from the car. The shade over the big window looking out to the golf course was broken- it had come unstrung, which was a disappointment since that is the main view window. There was dried food on the floor as well as on the table and it wasn't a problem to wash it and sweep but it was a little weird. First time to have this happen so it was a little shocking. No big deal, however. Next time it will be perfect like it usually is! Just okay A guest from McMinnville, OR recommends this property. Stayed for 5 days in July, 2008 Although it was nice enough, we did not think it was worth the price. We rented a much nicer and spacious home the previous year for not that much more money. It had a very small deck without enough seating, so our group was never outside. The grill wasn't working properly, and the kitchen was ill-equipped (not enough plates, bowls, etc). The condo pool was not very clean and there were only about 4 chairs. We enjoyed the condo unit at Eaglewood, located on the Golf Course. We were very disappointed that the Eaglewood pool was not in operation, when we were told it would be. That was one of the reasons we chose this unit for our stay. (The heater was broken.) We did enoy Mavericks Health Club, but we missed swimming in the outdoor pool at Eaglewood. The condo unit was very clean and furiture/bedding was in great shape. Our family loved it and we were happy that we were able to use the bikes in the unit for some great bike riding.
