* Cancellations: Cancellations made prior to 60 days before arrival are subject to a $25.00 non-refundable fee. Cancellations made within 60 days of arrival require full forfeiture of rental amount. We reserve the right to cancel any reservation or substitute rental homes due to circumstances beyond our control. There are no refunds due to natural or man-made disaster, electrical blackout, loss of telephone service, or any event beyond Discover Sunriver's control.

* Rental Deposit: We require half of the rent amount as a deposit to book the home (does not include taxes and cleaning). This is required at the time of booking. Balance of rent is due 60 days before arrival and is not refundable if dates are shortened or cancelled and will be automatically charged to your credit card. You will automatically receive a confirmation by email and a hard copy in the mail. The $150.00 refundable security deposit will be refunded to your credit card within 5 business days of your departure provided no damage has been done to the home.

* Minimum Nights: Unless noted in the property's description, we may adhere strictly to minimum night stay requirements during certain time frames and reserve the right to cancel your online booking if the following minimums are not met:
o Three-Night Minimums: Labor Day Weekend, Memorial Day Weekend, President's Day Weekend, Thanksgiving week.
o Five-Night Minimum: July 1 Through August 31, December 17 through January 2.

* Non Smoking: All homes are non-smoking, unless otherwise noted in individual descriptions.

* Lost Keys: There is a $25 charge for each key that is lost or not turned in upon check-out.

* Pets: A nonrefundable per-pet fee in the amount of $35 is charged on occupants of pet-friendly homes who bring pets.

* Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060(C). Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

* Rental Payment: Final rental payment is due 60 days prior to arrival. Payment may be made by traveler's checks, bank money orders, cashier's check, cash, personal check or Credit Card (we accept VISA, MasterCard & Discover).

* Linen/Maid Service: Daily maid service is not included in the rental rate but is available upon request for a fee. We suggest you bring pool towels, as we do not permit towels or linens to be taken from the unit.

* Cleaning Fee: All units have a non-refundable cleaning fee.

* Miscellaneous:
1. You must be 21 years or older to reserve a vacation rental.
2. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check-in.
3. Pets are NOT permitted in rental units unless noted. No exceptions will be made - forfeiture of security deposit.
4. We reserve the right to substitute your vacation rental.
5. A minimum stay is required and varies according to season.
6. Rates subject to change without notice. Other restrictions may apply.
7. Amenities & appliances (such as Hot-tub, washer/dryer, TV/VCR/DVD, refrigerator, etc.) are subject to down time for repair or maintenance.
8. A room tax and recreation assessment of 16% is collected on the total rental amount.
9. Check-in time is 4:00pm. Check-out time is 11:00am.
10. Office hours, Monday thru Saturday 8 am - 6 pm. Sunday 8 am - 5 pm. Extended hours during Holiday time periods.

Not Worth The Money A guest from West Sacramento, CA does not recommend this property. Stayed for 3 days in March, 2013 Kitchen is old and not good for making major meals. Poor selection of cookware and pans. Apparent owners don't spend any effort to keep items up to date and in a satisfactory condition (one teflon pan was so badly scratched and worn it looked unsafe to even use). Heating in the house is uneven - the master bedroom does not get enough heat but the kitchen and family room/dining area overheat. Not enough warm blankets to help compensate for the poor heating. Furniture is old and arrangement of the furniture in the family room is bad - the main couch is the only place to view the TV comfortably. The love seat is totally unusable for viewing the TV. The unit is overpriced for what was paid. I've stayed at many rentals at Sunriver in the past and this one would be ranked towards the bottom of the list. We're going to have to agree to disagree on this one. In the kitchen I found 5 various size sauce pans in good condition all with lids. I found 4 large fry pans 2 small fry pans and a griddle. We will be replacing two of the large fry pans. There is also a food processor, blender, coffee press, stock pots, baking pans, baking sheets, casserole dishes, mixing bowl sets and more. All in very good shape. The range is about three years old and works great. The dishwasher is about three years old and works great. The living room has a large couch, love seat, coffee table ,two large ottomans, a game table, and two chairs. While the love seat is not optimal for TV viewing I found the living room furnishings very comfortable and ample. I did rearrange the furnishings for better TV viewing. I was in the home about an hour and ran the heating system at varying temperatures. The flow was good through all of the bedrooms and the living areas. There were 5 extra blankets in the home. 1 in each of the bedrooms and 3 in the hall linen closet between the bedrooms. As far as not being worth the money I have tio respectfully disagree. The charges worked out to $154.66 per night which included the taxes, recreation feess and cleaning fees. This is a well furnished very comfortable 2 bedroom 2 bath condo with a private hot tub.full kitchen, spaciuous living room and dining area. As a comparison I took the liberty to check pricing on hotel rooms in Bend. A queen room sleeping two at the Riverhouse would be $123.17 per nght. A "mini suite" there is is $169.37 per night. Stayed for 5 days in July, 2012 The location was great and it was nice to have the grassy common area right out the back door for the kids to play around in.Overall, the home was clean and nicely furnished. The only two things that caused us a glitch were 1) there wasn't a large pot in the kitchen - making our pasta night a challenge (nothing big enough to cook the spaghetti in) and 2) the 2nd bedroom did have a T.V., but no DVD player (only a VHS player) which meant the kids had to watch their movies in the living room. Not deal breakers - but worthy of a mention. Kitchen well stocked with dishes and utensils.Felt dark and closed in. Air was stuffy and windows in bedroom would not open.Shower curtain was long, gross, and a trip hazard in the tub. Comfortable and Convenient A guest from Hood River, Oregon recommends this property. Stayed for 4 days in June, 2012 This Condo was close to the Village, close to SHARC all very convenient. Perfect for biking, but also walking. It was clean and comfortable and the Hot Tub was wonderful. We ate in most of the time and the Kitchen had everything we needed. A wonderful deal. The only minor problem was the wood deck off the living room was a bit rough, but otherwise everything was in really nice shape. The beds were very nice and comfortalbe. meadow house 15-our home in Sunriver Ronald K. from Spokane, WA recommends this property. Stayed for 14 days in May, 2012 We had a great vacation once again. Our wi-fi connection was not good however. Computer worked fine when plugged into modem but when wireless, we kept losing function and/or was extremely slow. One other thing, when we checked in we were told SHARC was not open yet, but it was really (just not completely open yet). Not really bothered by this fact so much as we did not really want to use those amenities at SHARC that were available at the time. Overall, again, we had a great time!. Stayed for 3 days in July, 2011 While the toilets, linens, etc were clean and ready for occupation, there were cobwebs hanging from the ceilings, from light fixtures and in corners where the walls meet the ceilings. I am 6'5" and when I walked in the condo, I caught cobwebs on my head in the doorway. I took a broom and removed most of the cobwebs, both inside and out. The entryway area outside should at least be swept free of cobwebs and around the experior of the windows. "One man's ceiling is another man's floor." Bob M. from Tigard, OR does not recommend this property. Stayed for 3 days in August, 2010 We've been SunRiver renters for ~20 years and this was our worst experience. The property location was excellent; for us, being on the South end, right on a bike path, and close to the mall is excellent. The condition of the carpet, humped and buckled throughout, likely gave the feeling the unit was in worse condition or dirtier than it really was. The deck is not at all private. But the single factor that will prevent us from ever renting a Meadow House again was the non-existant soundproofing in the ceiling. We were downstairs and could hear everything going on upstairs. Unfortunately our first night was the peak of the Perseids meteor shower and we stayed up until 12:30 AM watching. The folks in the unit above us started kicking around at 6:00 AM and there was no more sleeping for us. Their walking around sounded like stomping, the shower was a loud squeal, and the toilet paper spinning off the roll sounded like a drumroll. I told my wife "I don't feel like I'm on vacation, I feel like I'm in prison!" This would be a good rental for a family with young children; your kids get you up early, there is a lot of space, and the open courtyard would be a great place for kids to play easily supervised. If you are a couple or have kids in middle school or higher I would avoid this place like the plague. As I said, we'll never rent a Meadow House again. This is the third year we have stayed here. Unfortunately, the condo is showing wear and tear and needs some TLC. For example, the dishwasher is loose in its housing, has a broken doorspring (very hard to load/unload), and started leaking on the floor during our stay... the toilet in the hall bathroom screeched very loudly when flushed and at random times day and night, and the master bedroom mattress is quite soft and has worn down in areas. Stayed for 5 days in July, 2009 The hallway toilet makes a high pitched noise at all hours of the day and night, the disposal was broken as was the dishwasher door spring. These were nuisances, but overall, it was a great location...far enough from the village, but not far enoughthat it was not an easy stroll to get there if needed. It was close the the Observatory, Nature Center and the River Loop, which we like to bike. The passes to the pool were great as the weather was hot. Stayed for 6 days in June, 2009 This condo unit has many maintenance issues - toaster only toasted on one side, front door dead bolt would not open unless you worked with it a lot, toilet in second bath squeaked when flushed, no pillow cases on a couple of pillow which housekeeping did bring to us after a phone call, window in second bedroom did not open properly, some the glasses, etc. were on such a high shelf anyone that wasn't 6' tall could not reach( small ladder would be helpful).
