From your private balcony at our condo at Island South 31, you will enjoy a view of both the swimming pool and the ocean. Located in an oceanfront resort just 5 miles from downtown St. Augustine, our luxury condo is the ideal spot for your next vacation.

You're scarcely ever out of sight of the ocean at Island South 31, thanks to the big balcony with sliding-glass door access to both the living room and the master bedroom. Covered to offer protection from the hottest sun, our balcony has plenty of space for casual dining beneath the cooling ceiling fan, sunbathing in the lounge chairs, or simply gazing out at the beautiful view. The salty sea breeze and murmuring surf work their magic on you, erasing tension and creating a wonderfully relaxed feeling. Start the morning out here with your coffee and phone (you have free WiFi at Island South 31, in case you want to update your Facebook status!), dine al fresco, and make a wish on the stars in the sky each night.

The master suite is just steps away, and will become your private sanctuary at Island South 31. Here you'll find a king-sized bed, with a lovely view of the sky from your pillows. An HDTV stands ready to entertain you, should you decide to stay up for the late-late show. And the en-suite bath contains both a shower and tub option. It's such a pleasure to retire to this suite after a busy day in St. Augustine or on the beach!

Island South 31 sleeps 6 people easily, between the master suite, the second bedroom, and a queen-sized sofa sleeper in the living room. The second bedroom offers 2 twin-sized beds and an HDTV, perfect for children or for another couple traveling with you. This room shares the second full bathroom with the living and dining area, and is spacious and spotless. Everyone gets a good night's sleep at our condo!

But the advantage of renting a condo instead of a hotel room is really in the rest of the living area, for here you have a full living room, dining room, kitchen, and even laundry room, all without leaving the condo. Nicely furnished and fully stocked, these rooms enable the group to have a great time in the evening playing games, watching movies, or cooking together. And you don't have to pack half the house; at Island South, we provide all the linens and towel sets, and the kitchen is fully loaded with cookware, dishes, and utensils. Make a grocery run on your way into town and you're good to go!

You'll love the kitchen here, even if you've sworn off cooking for the vacation and simply want to dine out at St. Augustine's fabulous restaurants. Fill up the full-sized fridge with icy drinks and snacks, begin each day with the coffeemaker, reheat the leftovers in the microwave, and let the dishwasher clean everything up after you! And if you do decide to make a homecooked meal, you'll love working on our stone countertops, the inset lights from the coffered ceiling making everything glow a little more brightly.

The dining area at Island South 31 should really be called a "multi-purpose room," because so much more happens here than simply good meals! This table is the game center, where feverish battles of Pictionary are conducted and laptops are set up to check the opening time of the next exciting sightseeing expedition. Let the kids spread out their crayons and paper here to create artwork while the grown-ups catch a show on TV, or linger long after dinner around the table, reminiscing and laughing. Sometimes the best moments of the whole vacation happen like this, when you least expect it!

The living area is adjacent to the dining table, and offers plenty of space for long afternoon naps, Lego building sessions, movies and games on TV, and even a warmly glowing fire during the winter months! When we arrived at the property, there was a very stale air smell inside. It was so bad we had to by a candle from the nearby supermarket. Also, the light in the dining area didn't work. The place was kinda out-dated. Other than this, it was a very enjoyable place to stay.

Hello, I would like 2 say that our overall stay was good. Our family spent most of our time out of the Condo. Key pick up and Unit arrival was good. As soon as we opened the Island South 31 unit door and walked in, whew ! There was Definitely a Smoker in the room be4 we had gotten there, I had 2 hear it from my Wife and I asked my kids and they agreed with my wife, heavy smoke smell. Within 2 hours we saw Smokers and Pets in the Condo units, non smoking,no pets ? hum Our Unit #31 had a Musty Smokey Smell :( So, on Sunday, We cleaned 4 several hours, I vacuumed the entire unit,my kids bleach wiped every counter top, table top, mopped the bathrooms and kitchen floor. I moved furniture while I was vacuuming and found Food underneath :( Dishes were dirty :( As we were getting ready 4 the Beach Sunday, noonish, we opened All windows, turned the AC off and tried to air the place out, we did this 4 several days in a row and it definitely helped. The overall stay was good, but really, we should not have 2 clean a Rental Unit when we arrive, we definitely should not have 2 walk in2 a smoke smelling unit when we rented a non smoking unit. As I was vacuuming, I hand vacced the main air intake on the AC unit and, it was filthy dirty :( U asked and that's our feedback, I believe we left Unit #31 cleaner than we got it. So, we had a good stay, we spent most of our time out of the unit, but I feel, the Unit #31 should have been Cleaner :) Sincerely, JK

I won't say too much - if you can't say something nice... etc. We have rented many vacation condos and this one was by far the worst. From the horrible lumpy mattress to the broken and missing tiles in the bathrooms to the ill-equipped kitchen, it just was not what we have experienced in the past from seaside condos. We actually had to clean out the tracks of the sliding glass doors ourselves to be able to open them. The location was nice, but the photos and the reality do NOT match up at all.

Don't believe the web site for unit #31

Property mgt company does not read or respond to E-mails so don't bother. Generally the unit was ill stocked with basics like trash cans, iron, dishes,utensils. Should I go on ... The place is in ill repair where the patio doors had to be hammered to initially open them due to corrosion.

I felt this condo was very dirty. There were cob webs in many corners and dust in obvious places. The kitchen is lacking in supplies and there were no waste baskets in the bathrooms. The sofas were very uncomfortable. The master bed was okay but the twin beds were not comfortable even for my kids! I would not stay here again. Also, there is no wireless internet! Fortunately, I have computer savvy child, so we were able to rig it but it is not available even though it states so. I would honestly recommend renting from an actual owner and not a company because they are managing so many properties and they really don't care nor check out the properties they rent. They are paying cleaning people who don't really clean because no one is checking on this. Oh, one more thing. When we arrived all the towels were wet in the dryer and everything had lint on it. We couldn't get the lint off the towels. We had to go buy our own!! DONT STAY HERE.
