This unit is located within 2 minutes of the 101 loop which makes traveling around the area very easy. You can walk to shopping and dining in under 5 minutes. Fashion Square mall is less than 15 minutes away, and It is under 15 minutes drive from the Airport. Everything is brand new in this unit. There is a garage to park your car or store your golf clubs or bikes. In suite washer and dryer allows you to pack light. We have taken great care to provide you with the all the comforts of home. High speed wireless Internet is provided along with upgraded cable on the flat screens. I can order any additional channel(s) that you desire if you inform me. This is a very quiet complex that is mostly owner-occupied. You will be impressed with the friendliness of your neighbors! A little about the owners....: Lori and I (Rick) recently traveled to Scottsdale and fell in love with the area. We knew that this was a place that we wanted to spend our winters when we retire. In the meanwhile, we are offering others the same opportunity while we wait for our turn to relax in the sun. This complex is ideally located as it is a short drive to everywhere. You can walk to restaurants and shopping. Happy Hour at Uncle Sams is easy on your pocket book, and it's just around the corner! While we were preparing our Condo for you we managed to find many great restaurants and we would be happy to recommend some of our favorites. We live in Saskatchewan Canada and will soon be snowbirds. We love our second home and have prepared it for your visit, however if we have missed something please do not hesitate to ask and we will only be to happy to ensure that we make it available for you. This is a NON SMOKING unit.

PETS -
PETS are not permitted in rental units under any conditions.


DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $400 is required. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
• All keys are left in the lock box and unit is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• NO early check-in or late checkout.
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community.



PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments via personal checks payable to Rick Viney The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date.

CANCELLATIONS –
CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.



MAXIMUM OCCUPANCY – The maximum number of guests is limited to Four (4) persons.

MINIMUM STAY – This property requires a two week (14 ) night minimum stay. Longer minimum stays may be required during holiday periods.


NO DAILY HOUSEKEEPING SERVICE


FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING –

PARKING – Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. One vehicle in Driveway and one in the garage. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.


STORM POLICY–
HURRICANE OR STORM POLICY – No refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
o Any unused portion of rent from a guest currently registered;
o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance.

All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
