Unit Description:
This apartment in on the ground floor on the south side of the house.
The main difference between this apt. and the others is that apt. E has no architectural barriers and the bathroom is equiped for the diasbled.
From the garden on the east side one enters the living room,i n front of this entrance there is a table and chairs for outside dining, Inside the house on the left is the cooking area with oven, burners, fridge/freezer, dishwasher and washing machine.

Opposite the kitchen is a table and chairs for inside dining.
In the living room there is a sofa bed accomodating 1 person; ON REQUEST the owner can add a sleep for the possible 5th guest (to be paid extra). Satellite TV.
From the living room one enters the bedroom which has a double bed and a single bed, from the bedroom one has access the bathroom.
In the living room there is a communicating door to the other ground floor apartment, should the two be rented together.

Overall Property Description:
This villa in Sassetta locality, 500 m above sea level, is located in an ancient woodland. There is a garden of about 1500 sqm, and plenty of parking space, with barbecue and night lighting.
The little village of Sassetta is only about 800 m away and Marina di Castagneto Carducci at a distance of about 12 km.
Golf course 25 km far.
Villa La Quercia is a perfect place for relaxing in a luxury and recently restored environment. All finishing respect the local tradition and the nature.
There is pool to share with the guests of the property Villa Il Castagno.
From all the apartments we can enjoy a nice view over ?Pian delle Vigne? valley.
The entire villa sleeps from 11 to 17 people, and can be rented also as separate apartments.
Each of the units has its own BBQ.
In the garden there is a swimming pool ( 6X12.6 depth. 1.30) to share with the guests of VILLA IL CASTAGNO

Reservations have to be from Saturday to Saturday (arrival from 3 p.m. to 7 p.m.; departure within 09 a.m.)

Security refundable deposit on arrival: 200 Euro for each apt.

The swimming pool will be opened from May to September , if we will have requests for periods before we will open the pool.

PAYMENTS RENTAL VOUCHER


Once the booking request is received, EASY RESERVE will send the holiday-renters a link to a web page where they can pay the 40% deposit plus the booking fee online with either a Visa or Mastercard. If the holiday-renter prefers to pay the deposit over the phone that is not a problem either. The balance is due 45 days before arrival and can also be paid online or over the phone.


Upon receiving the full balance the holiday-maker will be sent his/her rental voucher. For bookings made less than 45 days prior to the start of the rental period, the holiday-maker must immediately pay the total amount of the rental price.


ALTERATIONS - CANCELLATION CHARGES


For any alteration to the booking, or if the holiday-maker intends to transfer his/her booking to other persons, on condition that the accommodation and the period do not change, the holiday-maker has to pay the amount: of 50 Euros.
EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking.

Cancellation of a booking, even if it is substituted by another one, the following penalties must be paid:

40% of the total rental price if the cancellation is made from the booking time to 46 days before the start of the rental period,

100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show, IN ADDITION TO ANY OTHER ADDITIONAL CHARGES SUCH AS THE BOOKING FEE.
