One of the three bedrooms has air conditioned. There are granite tiled floors and pastel color paints, the apartment is bright and comfortably furnished.
External utility room with washing machine, iron, sink etc is in common with other customers. There is a spacious outdoor area which is surrounding the house on three sides that is equipped with tables and chairs. There is a barbeque and a wood burning stove for pizzas for common use. The owner sells its own olive oil, wine and honey. The parking is in the property

Overall Property Description:
This wonderful estate is situated on a spectacular panoramic spot. The property extends on over 40 hectares - smooth hills covered with olive groves and wine yards and a little lake. On a clear day you can see Lucca with its wonderful walls. The immediate surroundings are convenient for strolls and trips by bicycles.
Distances:
The historical centre of Lucca is within short distance (6 km- here the nearest services-shops) as also the other art towns of Tuscany.
Car recommended! The coast of the Versilia with its endless sandy beaches is easily reachable (30 minutes by car). In the immediate vicinity (8-900 mt from the villa) there are two excellent restaurants renowned for their Tuscan cuisine, reachable on foot also.
At guests' disposal:
There is a lawn (1'000 sqm) around the pool, partially fenced and equipped with a table and chairs and sun umbrellas.
Use of Swimming pool 6 x 12 meters depth 1.40 open from first of May to the end of October.
BBQ and wood burning oven.
Shower near the swimming pool.
Baby bed available free of charge.
Wine cellar (possibility of buying oil,wine and honey produced by the owner).

PAYMENTS RENTAL VOUCHER


Once the booking request is received, EASY RESERVE will send the holiday-renters a link to a web page where they can pay the 40% deposit plus the booking fee online with either a Visa or Mastercard. If the holiday-renter prefers to pay the deposit over the phone that is not a problem either. The balance is due 45 days before arrival and can also be paid online or over the phone.


Upon receiving the full balance the holiday-maker will be sent his/her rental voucher. For bookings made less than 45 days prior to the start of the rental period, the holiday-maker must immediately pay the total amount of the rental price.


ALTERATIONS - CANCELLATION CHARGES


For any alteration to the booking, or if the holiday-maker intends to transfer his/her booking to other persons, on condition that the accommodation and the period do not change, the holiday-maker has to pay the amount: of 50 Euros.
EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking.

Cancellation of a booking, even if it is substituted by another one, the following penalties must be paid:

40% of the total rental price if the cancellation is made from the booking time to 46 days before the start of the rental period,

100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show, IN ADDITION TO ANY OTHER ADDITIONAL CHARGES SUCH AS THE BOOKING FEE.
