Built on one of the quietest streets of the Viewpoint community opposite Kinaree, Baan Phailin is a perfect villa for a family holiday. Four well-appointed bedrooms, one of which is equipped with twin beds makes this a great family villa. The garden area features a large pool with cascading rock waterfall and offers plenty of shade. The integrated children’s pool adds even more pleasure to the outside. A large, cool veranda is ideal for those evening barbeque. The open plan kitchen, lounge and dining area are appointed in modern style, with a separate snug area, pure comfort for those quiet moments when the children are asleep. A large air conditioning unit keeps the entire bottom floor frosty, even on the hottest of days. Baan Phailin is part of the exclusive Viewpoint development, and as such, exploits its close proximity to the beach and other popular attractions.

Kitchen:
Fully fitted with granite and composite worktops, appliances include fridge/freezer, microwave, cooker, rice cooker, toaster and enough utensils for eight persons. The washing machine is situated to the rear on the kitchen patio area. An ironing board and iron are provided.

Living Room:
The Villa which faces East offers cooler accommodation, modern furnishings and cream colour suite. Cable TV with DVD/CD player offers movie channels in English and cartoon channels for the children. The living area opens to the dining area with seating for six.

Bedrooms:
Bedroom 1 - King-size bed with ample furniture. Bedroom 2 - Two x 3'9

Bathrooms:
Bedrooms One, two, three and four have en-suite facilities, the cloakroom off the living area has a cold shower, toilet and wash hand-basin.

Additional Notes:
Prices are per week, bookings of less than 4 night maybe surcharged at 15%. Payment - 15% booking deposit required, 35% eight weeks prior to travel, balance payable in Thai Baht on arrival at the property.



Electrical consumption allotment is 57 Units per day, excess usage will be charged 7 Baht per unit.



Last minute availability within 30 days of travel discounts available.



Check In 1300 hrs - Check Out 1100 hrs.



The properties are approximately 90 minutes from Suvarnabhumi Airport. Pickup can be arranged for up to 8 people in luxury minibus with their luggage for 2600 Baht each way or taxi at 2000 Baht.

Our refund policy is as follows:

15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Again please ensure you have adequate travel insurance cover.
