Unit Description:
This apartment occupies most of the ground floor and has its access from the courtyard. Private entrance is up one step through panoramic glass doors into a spacious living room with fireplace. A stone archway divides the living room with its huge table and large window overlooking the countryside. This room has beautiful cotto floors and stonewalls. To the left of this room is the door to the spacious kitchen with dishwasher, oven, fridge with freezer and washing-machine. It has a wonderful marble sink and raised hearth fireplace to cook on. The kitchen is a hallway that leads to the first double bedroom with ensuite complete bathroom with shower stall. To the right side of the living room, down four steps, there is a large and luminous bathroom with triangular bathtub, two washbasin and shower stall. Next to the bath there is a magnificent hall that has been fitted as a large double bedroom. This is the most ancient part of the structure and has a barrel vaulted ends. One glass door leads to the garden and one leads to the courtyard. Some stone steps lead down to a twin bedded room with barrel vaulted ceiling and small high window.

Info: It is very good for a group of good friends or large family.
During winter and low season it requires some more time and gas to heat homogenously the rooms.



Overall Property Description:
Il Palagio is a beautiful fortified farmhouse structure dating back to the year 400. It was modified in the course of the centuries and has finally been completely restored by the owner with great care and a respect has been know in keeping the original layout and style to its former design.
Il Palagio is listed in many books concerning this famous, historical region as one of the most beautiful houses of its kind.
The azienda agricola Il Palagio and agriturismo is now beautifully restored and offers apartments for holiday use.

At guests disposal:
The gardens sorrounding the structure are immaculately kept and impeccably furnished. There is also a vegetable garden and here the produce of the season may be picked to grill on the barbecue, that is at their disposal.
Set into the beautiful greenery surrounding "Il Palagio", is a large swimming pool (7x14 meter) for shared use, open from Easter to the end of October.
A baby cot is available in the apartments on request free of charge, linen for baby bed at euro 5 per stay.
Wi-Fi internet connection available.

We will dispose of it ONLY from 1ST October to 30TH April.

There is no telephone in the apartments; however it is possible to get a mobile to pay extra on the spot.
Maid service is provided for each apartment.
The azienda agricola Il Palagio produces the finest Chianti Classico wine and extra virgin olive oil, these products can be bought on the estate.
Il Palagio offers to its guests the possibility of reserving a chef.

Indeed all kitchens have been furnished with dishwasher, kettle, toaster, oven, fridge freezer, American and Italian coffee maker. Moreover all apartments have washing machine, satellite TV (at exception of Il Piccolo) DVD, CD player , hairdryer , alarm clock , iron and mobile phone .

Distances:
1 km Panzano (all kinds of shops) , Greve in Chianti 5 km, Castellina in Chianti km 18, 35 km Siena, Firenze, S. Gimignano.
Bus stop in Panzano village to reach Florence.
Motor vehicle access to the house: 500 mt via unpaved road

Final cleaning: minimum € 130 per apartment - except for unit Il Piccolo - € 80 (weekly stays or shorter)

Wood for fireplace: € 12 per basket (Please ask for it in good time).

All the apartments are cleaned three times a week and at the end of the stay; cleaning costs must be obligatory paid at the end of the stay in euro and in cash.

PAYMENTS RENTAL VOUCHER


Once the booking request is received, EASY RESERVE will send the holiday-renters a link to a web page where they can pay the 40% deposit plus the booking fee online with either a Visa or Mastercard. If the holiday-renter prefers to pay the deposit over the phone that is not a problem either. The balance is due 45 days before arrival and can also be paid online or over the phone.


Upon receiving the full balance the holiday-maker will be sent his/her rental voucher. For bookings made less than 45 days prior to the start of the rental period, the holiday-maker must immediately pay the total amount of the rental price.


ALTERATIONS - CANCELLATION CHARGES


For any alteration to the booking, or if the holiday-maker intends to transfer his/her booking to other persons, on condition that the accommodation and the period do not change, the holiday-maker has to pay the amount: of 50 Euros.
EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking.

Cancellation of a booking, even if it is substituted by another one, the following penalties must be paid:

40% of the total rental price if the cancellation is made from the booking time to 46 days before the start of the rental period,

100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show, IN ADDITION TO ANY OTHER ADDITIONAL CHARGES SUCH AS THE BOOKING FEE.
