This is Cinnamon Beach Condo Unit 1163 in the Ocean Hammock Resorts in Palm Coast, Florida (which is on the East Coast of Florida - south of St. Augustine & north of Daytona Beach Florida). This is building 11, sixth floor. We also manage Unit 1161 (6th floor), 1162 (next door). Perfect for families and groups traveling together.
Our condo is located just a short walk from the two Cinnamon beach clubhouses. The Ocean Clubhouse, designed with adults in mind, offers a secluded environment. The ideal place to watch the sunrise or enjoy an evening sea breeze, it includes a spectacular heated swimming pool, a viewing tower overlooking the ocean, and chairs and umbrellas for use on the beach. The livelier Lake Clubhouse includes fitness facilities, a family heated pool area with a gradual slope for kids which includes a "water play, splash zone", a teen center, and an entertainment room, all with views of the fresh-water lake.
Our luxury condo is nestled among the immaculate fairways of the Ocean Hammock Resort in the exclusive gated community of Cinnamon Beach. The Ocean Hammock Golf Club is also known as 'The Pebble Beach of the East'. Minutes away from Ocean Hammock is access to the Intercoastal waterway and 6 more challenging golf courses.

Improper management of #1163 Sally L. from Blumington, MN does not recommend this property. Stayed for 7 days in January, 2013 The management of our move from 731 to 1163 (our grandchild had gotten ill--flu-- and couldn't fly as originally planned, so we moved to 1163 as 731 was unavailable) was mishandled -- I spent much time on phone trying to facilitate the move with reservations, was told it would be ok to move in early Fri AM or I would be called if there was a problem -- no call came so we started our move about 7AM to open 731 early enough to clean for owners coming that furniture was uncomfortable, saggy springs, etc.A Carpet Cleaner came to door b/4 8AM to clean a filthy/stained carpet -- I have written about this b/4 -- the apt had been empty for a while and could have been carpet-cleaned long b/4 our reservation let alone our move in time -- Also, the bathroom tile-floor-grout had obviously not been REALLY cleaned in some time -- The blinds in the LR were scheduled to be replaced (many missing slats) during our stay -- I asked this not be done as too disruptive when, again, this should've been done when unit was empty!To the good, he kitchen was well-equipped (better than #731), view was fun over small lake, balcony furniture was good, beds were good, and experience was generally good (I used a child's area play rug to cover the LR carpet -- originally brought along for play on balcony). In short, I think management of this particular property missed the mark -- people came to do things that clearly should have been done long before our arrival! This is management, not the worker-bees who were just sent to do a job!! condo 1163 A guest from Penperance, MI does not recommend this property. Stayed for 6 days in December, 2011 the condo was nice, missing some of the blinds on the patio slider which allowed lite in the am, The beach wasn't nice, I love walking on beaches , but it wasn't very condusive to long walks. The pool was nice, would've liked the cafe opened. We were secluded so it seemed like we had to drive our alot. It only took 1hr to get past the security gate only to have.... Ryan P. from Charlotte, NC does not recommend this property. Stayed for 3 days in November, 2011 Arrived at the property location thinking that my reservations were secured. After an hour long ordeal being past from our correct security gate to the next security gate, yes I did state an hour, the guard let us in. Only to later find out that our security code to the condo unit was incorrect. Totally unbelievable nor acceptable considering I paid in advance in full for the 3 night stay. I had to contact the rental office and then wait on the property manager to call me back with the correct security code. I have rented several other units through VRBO, but never through this rental company. The unit is spacious, however the over head lights have either caught on fire in the past, or received smoke damage from an adjoining unit previously, as several fixtures have burn/scorch marks on the ceiling surrounding these units. The owner of the condo might need to check these out. If I were the owner I would also inquire about finding a different property management company as the current one being used is not handling the rental of the property to the best of their ability. However, it appeared that the property had been vacant for some time and it would have been nice if the place was dusted before our arrival. The place was very dusty, there were cobwebs and dust on the lighting over the dining table. This we discovered after the cleaning lady had come to clean the shower head (brown residue from probably water drippings) and the cobwebs on the chairs outside, so we did not want to call back. The house was beautifully decorated, but needs to be upkept better. There were dirty tables on porch, big holes in the couch pillows, a lot of broken items. You can definitely tell it is a rental! The other issue is that there is NO cleaning items in the condo. Are we supposed to spend $50 on cleaning products? I know that we should supply some, but not even glass cleaner or something to wipe the kitchen counters?It is also made to appear as though you are right on top of the pool and management area. In reality we had to drive to the pool to enjoy it (we have 5 small children). It was nice, it was just quite a ways away and we may not have rented had we known how far away it was from where we were staying.Overall, we did enjoy the property. The only problem was the air conditioning. I had to call three times to get it fixed and it really only worked for one of the two weeks we were there. So that was frustrating and HOT! We will definitely consider returning for another week or more next summer. I will however book a unit directly on the beach. The lake view was ok but doesnt compare to oceanfront. If anyone has children we would definitely recommend the short trip to Marineland. That was definitely the highlight of their trip. I do think that it may not be necessary to always have the oceanside pool as a quiet area. The other pool was quite crowded at times and this would alleviate some of the overcrowding. The unit was clean and had everything we needed to enjoy our stay. The beach was great during low tide as the kids could play in the water without any concern for their safety. Also we are beach people and we did not care for the rocks and reef on that section of beach...The property itself was awesome. 1163 Cinnamon Beach Brandon S. from Muskego, WI recommends this property. Stayed for 7 days in June, 2009 We had a fabulous time down in Cinnamon Beach. We were disappointed with the beach quality, though. For 25 years we have been coming down to St. Augustine, where the beach is very large and debris free. It was sad to see the beach wasn't as large, flat and rock free. The condo was beautiful and everything we could have wanted. The pools were really fantastic! We would certainly visit again. The electrical panel has hidden by a tapestry, so that was difficult to find. We had to call and have the batteries removed so that we could get back to sleep. Barbara A. from East Amherst, NY recommends this property. Stayed for 7 days in April, 2009 The condo was very clean and neat. It is brand new with granite couters and very, nice large bathrooms. The pools are about a 5 minute walk and are right across from each other. My daughter loved the water pool park. Both pools can be used by older and younger children so you can hang out together at either pool. The beach is nice but has some natural reef so I would recommend water shoes. My son cut his foot. There are shops and restaurants close by but none within walking distance. The condo is a little isolated in regards to being able to walk to places but most places are within a 5-10 minute drive.
