Lower ground floor (with access on to the garden): large living-room with fireplace, 2 twin-bedded rooms, 2 bathrooms with bathtub, 2 double bedrooms, bathroom with shower (without window).

Overall Property Description:
Nice independent house with private pool situated in peacefully and panoramic location overlooking the Tevere river valley, on the border between Umbria and Lazio. This property provides a nice garden and a beautiful furnished terrace (partially covered) with panoramic views over the surrounding landscape. The pool is approx. 50 m from the house away. The villa is on two levels (both with access on to the outside) and provides large and cozy interiors. The property key-holders live on the premises, in a small share of the house but do not use the outside areas or the swimming-pool. The key-holders (very nice people) take care of the daily cleaning of the house (2 hours a day) and are available to prepare nice dinners to taste local recipes.
The access to the property is via 1 km of an unpaved but well-maintained road.
Distances: Otricoli with all kinds of shops 3 km, Orte (railway station with daily trains to Rome) 10 km away, Narni 15 km, Terni 30 km away, the charming town of Orvieto 50 km away, Rome (airport) only 70 km away.
At guests disposal: large equipped garden, private swimming-pool (10 x 5 m – depth from 0,7 to 2,2 m – open from 01/06 to 30/09) with shower (cold water), barbecue, large furnished terrace accessible from the living-room and the kitchen, bread-oven (usable only with the assistance of the key-holders). The bedrooms provide mosquito nets. Laundry with washing machine and ironing facilities.
Extra services included in the rental price: 2 hours maid service a day. Baby bed upon request.
Extra services to be paid locally: Extra bed on request € 50,- / per week. Extra maid service available by arrangement (€ 8,- / per hour). Cook service on request to taste nice recipes of the local tradition (€ 70,- + the cost for the food to be paid to the cook).
