As you walk up to this home you first notice the funky purple door inviting you inside. There are several patio chairs on the patios to the left and right of the door, with views of the bay. As you enter there is a lovely living room with several couches, fireplace and flat panel TV. The formal dining room has a beautiful round table, and 6 green and aqua chairs with ocean prints, like sea stars, seahorses and fish. The kitchen is modern and beautifully designed, with recessed lighting to give you plenty of light for creating a fabulous dinner, and there are all the essentials, including a dishwasher. There is a door from the kitchen that leads to enclosed brick patio. There is a built-in BBQ with a rotisserie perfect for the ?Grill Master? to conquer.

There are three bedrooms, two have queen beds, one has two twin beds, and there is an extra bedroom with one built-in twin bed with ladder. There is one full and one half bathrooms, both outfitted with attention to detail.

There is an outdoor shower for washing off the sand and surf. A small garage is suitable for storing bikes and/or beach equipment, but there is not enough room to store a vehicle. One vehicle will fit behind the garage.

The house was very roomy and well decorated for a beach rental. The kitchen and bathrooms had been remodeled and were great and well equipped. It was nice being so close to the beach. We enjoyed the peace and quiet. Our granchildren had a wonderful and memorable time. I used to stay in that area with my family when I was a child - many happy memories. Let's do it again! The corner location was a bit busy and we had to caution our grandchildren to be careful when stepping off the deck because of the number of bikes on the sidewalk. We survived and had a great time building memories for them.

Clean and Convenient (but 2 minor things to be aware of)

It's a well-maintained house four or so houses down from the beach. The beach is beautiful down at Peninnsula Point and so a beachfront house, looking out onto the beach and water is a real draw. If 129 G St is discounted properly because it lacks this feature, this house is a great deal (keeping in mind two little minor issues I note below)Everything was as advertised and we enjoyed our stay (with 2 kids). The house is stocked with wares and appliances and linens, but you should know that the mattresses are not comfortable (they are just old now) and that the sidewalk out front is very busy in the summer as it is the continuation of the beachfront boardwalk that ends a couple of blocks away. This latter fact makes stepping out of the front door with little ones a little treacherous. As for the beds, you'll be glad to get home to your own after a few nights. Also, the garage is tiny (maybe fits a Prius) and so you are really only insured one parking space (in front of the garage). That's not as big a deal as you might expect down in Newport Beach. There were almost always a few spots nearby even during peak hours. Overall: Easy, Relaxing and Clean.

Great Location close to the beach. Very nice seating room for family to gather abd a nice kitchen and dining area. No off street parking so you have to look for a street parking spot. Didn't bother us becuse we are use to the drill having come to the beach for many years.Have to watch small kids as the front piurch opens to a very busy sidewalk and street. Air conditioning was very nice as well.

Everything was great -- the house was nice and located close to the beach with a lot of room inside. The location being on busy corner was a bid of a set back, also the parking and very small garage was a small negative.We did have a bit of an over reaction by Jane. We had our son-in-law visiting us (24 yrs) and his 3 friends (26, 28, & 28 yrs). While we were gone to go to the store I received a very aggressive and threatening message on my cell -- accusing us of having and leaving "children" and a threat of calling the police. Just think this call could have been made with a direct conversation and discussed exactly what really was going on and not a report from a laundry delivery person. I don't think it should be a issue to have adult guest visit without a negative reaction within 1 hour? I did understand the concerns -- but I had just rented within the last month without any issues and left the home on Bellvue in perfect shape and very clean.

Balboa Peninsula Point Beach Cottage

Best Feature: Location! Balboa Blvd @ G Street; easy, flat stroll to quiet end of the beach. Daytime street noise, but very quiet at night. BPP is an exceptional residential neighborhood, fewer rental units than other peninsula locations.Beach cottage has recently renovated kitchen and bathrooms: very nice. Four bedrooms are comfortable and adequate for a week's stay. Sunny and bright kitchen, dining room and living room. Less than Expected: One-car garage parking is misrepresented; it's a half garage/half drive-way parking spot for mid-size car. (Street parking was easily accessible for renter and visitors) Internet connection in one bedroom only; no "work station" area. Pots and pans were in poor condition (bring your own non-stick fry pan (8/08).
