Nice but it could of been better! Joe from Miami, Stayed for 0 days in June, 2012 Pros- Nice neighborhood, comfortable stay, good location Cons - dirty kitchen, dirty pool,the a/c can't cool the house lower than 76/77 degrees in the day time, dirty terrace, roaches and spiders, dusty and very unprofessional rental company. They do not keep their word. I was told that the home was not reserved for the following week and that I could leave late on my last day. Well, got a call at 10:00 am from the rental company owner telling me in a very rude manner to leave the house or the police was going to be called. If you are looking at renting this house, make sure to get everything in writing. There are way better choices in Naples. Comfort of Home away from Home Nate from Wisconsin, Stayed for 0 days in November, 2010 The house was clean, roomy, and had large sliding windows to the pool. The house was very comfortable for the duration of our vacation. It is on a corner lot and very quite. Everyone in our group was very happy with the house. I can't say enough great things about the house. The only flaw that I could find that is that the house has a large overhang over the pool, and the pool faces north, so you don't get much sunlight. This limits the amount of sun you can lay under and heat the pool. I would suggest getting the pool heated if you are staying for an extended period of time. Short stays, the pool will not be warm. The overhang does however allow you hang around the pool if the weather is not permitting.		Overall Satisfacation
Good location harvey from london england, Stayed for 0 days in August, 2010 The house was comfortable with all that was promised but lacked the wow factor compared to other places we have stayed in in Naples.It seemed a little tired in places-for example round the pool area. The tv area was too small for a family of 5. Overall it was a pleasant and convenient place to stay but not a place to return to Property Manager Response: Extensive remodeling of this home was done in 2008. This included kitchens, bathrooms, floor tiling throughout, etc. The next major project to complete is a redo of the pool deck. Regrettably the economic climate and rental income is insufficient to afford this pool area restoration at this time. The pool is clean, spacious. The pool cage is a dark brown which has sun faded with new screens. The Pool is in very good shape but it does have dated tile. The pool deck is an aggregate (terrazzo type of material) which looks unsightly in areas simply because it is 23-30 years old.		Overall Satisfacation
Forgetable disappointed from Miami, Stayed for 0 days in June, 2010 The heat at this house was unbearable. The a/C could not keep up with the hot summer temperture. An a/C repairman came out and could do nothing until the next day. He clean the unit, but he stated the unit was too old to handle the cooling needs of this property. My wife and I killed four large roaches during the three day stay. The garage was was swamped by roaches. Property Manager Response: The repairman was sent to the property right away. However, he was not able able to get the part he needed to fix the unit until the next day (it was already evening when the tenant contacted us). The unit has since been completely replaced and is now it top working condition. Florida is a tropical climate with native, tropical wildlife - part if what makes it such a wonderful place. However, when there is a large amount of rain - much like as there had been in Naples during the previous days - native pests seek drier places to wait out the weather. This was explained to the tenant along with the fact that they were being visited by palmetto bugs rather than cockroaches (as diagnosed by our handyman). We sent pest control to the property for good measure, but again, not a single cockroach was found.		Overall Satisfacation

We did have to go buy toilet paper because there was only one partial role in the whole house. Check in was incredibly easy! On three occasions we spotted a lone cockroach about two inches long. Comfortable, convenient, clean Melanie from Miami, Stayed for 0 days in March, 2010 We stayed at the Tuscan villa. It was a lovely place - thoughtfully designed and furnished with every possible convenience. Our experience with the management staff was very good: Kelly & Kristen were friendly and professional, knowledgeable and flexible. I will definitely contact you again the next time we come to Naples (& there will be many next times). The only thing we weren't totally thrilled about was the actual neighborhood; it was quiet and felt safe and best of all was conveniently located near everything we wanted to be near to, but the neighborhood itself needs some sprucing up; the other homes were not as well kept as the vacation home - lacking in curb appeal & some with not very neatly tended front lawns; sidewalks would lift the whole community. So next time we'll probably ask for a gated community location. PS The $195 cleaning fee is too high, though I understand that sometimes you may get untidy thoughtless people who leave the place a disaster. I'd suggest a refundable fee - if they clean up, empty the garbage, strip the beds, leave the place looking decent - refund $100; if they are pigs, then they forfeit $100. Property Manager Response: Naples Park is a special walk-to-beach community offering a blend of homes built anywhere between 1960 and 2010. Unlike gated communities where the homes are all exactly the same, Naples Park homes vary in style, age and size. Naples Park is also special for its close proximity to the beach, shopping & so much more. Other than limited sections of Pelican Bay, there are not any gated-communities in Naples within walking distance to the beach. Furthermore, the vast majority of gated-communities in Naples have strict rental restrictions which allow owners to rent their places for a minimum of 30-days and no more than 3-4 times per year. Naples Park has no rental restrictions. It is the only walk-to beach location in Naples which will allow less than 30-night stays. The dramatic decline in real estate values has resulted in spatterings of random unkempt properties throughout Naples, even in the ultra-wealthy communities. This problem is certainly not unique to Naples Park. Sidewalks are a matter of personal opinion. In fact, property owners in Naples Park have opposed various petitions to install sidewalks and curbs for years. They prefer the quaintness of current neighborhood feel and enjoy kids riding up and down the hardly traveled streets of the Park. Our $195 is now what we call a Tenant Changeover Fee. There's a lot more which is involved than simply "cleaning the house". It includes full laundering of all bed linens, and towels. It includes a complete inventory and maintenance check, follow up to any light maintenance issues, setting lock boxes to unique key codes for better tenant security, etc. After the initial 5-6 hours cleaning, often times our staff make a two additional special trips back to the home to put the garbage cans out at the curb and to take the garbage cans back in after pickup. All of this and more is included in the Exit Cleaning Fee / Tenant Changeover Fee. For a peak-season long-weekend stay, this home inclusive of all taxes and the $195 fee averaged $271/night. For a nicely kept, fully-furnished three-bedroom private home with a swimming pool which can accommodate 2-8 people, we hope you'll agree $271/night was a tremendous value.		Overall Satisfacation
