Villa Pavone C is a 60-square-meter (about 646 square feet) apartment which
sleeps four people. It features a shared garden and swimming-pool. It is part of
an old and small countryside hamlet rich in stone houses, and it is located in
the middle of a 120-hectare farm.

Villa Pavone is in the north of Umbria, close to the famous cities of art such
as Siena, Perugia, Assisi, Todi, Spoleto, among others. It is also halfway
between Rome and Florence, which are about 200 km (about 124 miles) and 150 km (about
93 miles) from the villa, respectively.

Villa Pavone C has a bedroom with a double and a single bed, a bathroom with
shower and WC apart, a spacious living-room with a divan bed, and a kitchenette.
Moreover, there is a small terrace furnished with a table and chairs.

The apartment is equipped with winter heating and parking space.

The place

Villa Pavone is in the middle of a 120-hectare agricultural farm which stretches
over a verdant valley at the same height of the secure medieval hamlet of
Montone, a small village which is listed as one of the most beautiful hamlets in
the world.

Almost the whole land of the farm is actually pasture or range, being used to
breed cattle of the famous Chianina breed. Cultivations and breeding of animals
are developed with organic methods. The old countryside houses have been
restored to host guests in small apartments which still keep the simple warm and
cozy furnishing style of country homes.

At your arrival at the villa, you will notice a group of age-old buildings in
grey stones surrounded by the verdant countryside scenery. Porticos and outdoor
staircases render the façades picturesque. In front of the villa, there is a
large courtyard around which the outdoor spaces available to all guests are
distributed: the swimming-pool, the sun-drenched area, the gazebo, the barbecue,
and the playground for kids.

You will be greeted by the kind and friendly proprietors: they will soon make
you plunge into the relaxing atmosphere of a simple and tranquil vacation where
you will be in contact with nature and all the activities developed in the
countryside.

All around you will soon notice that the animals are kept free: a couple of some
splendid peacocks and several cats, just to begin with. And there also the
shelters under which cows and calves are placed, kept in outdoor areas not far
from the houses so that you can easily feel in the air the perfume of stables,
typical of real life in the countryside and not a trait invented by tourist
tales …

Services

An extraordinary resource of the farm is the spring of mineral water which flows
not far from the house: its temperature is the same all year round, which means
it comes from deep underground. During summer you will find it delightful and
unique to get fresh water straight from its source!

Also in the place, it is possible to purchase products from the farm, vegetables,
salamis, and homemade sweets, not mentioning the opportunity to taste super-size
grilled steaks taken from the Chianina breed. Breakfast and dinner is available
upon booking.

The farm is located within a natural reserve area where hunting is forbidden.
Mountains bikes are available for you to visit the place and surroundings. In
the farm, you will also find a lake where you can go fishing and a bocce field.
You may also see all the activities which are run inside the farm, especially
apiculture. As guests of the farm, you will be able to attend and have a
discount on a thermal bath establishment in Umbertide, only 5 km (about 3 miles)
away.

In the small reception hall of the farm, you will find all the information
regarding tourist activities of the region and a socket suitable for laptops and
internet connections.

The swimming-pool and outdoor spaces

Close to the villa you will find the beautiful 8x16 meter (26 x 52 feet)
swimming-pool, surrounded by umbrellas and deck chairs. The swimming-pool
features different depths so that even your kids can swim in it, and it is also
spring-water fed.

Next to the swimming-pool you will find two areas to relax in the shade, a large
gazebo furnished with tables and chairs, and a portico, which is also equipped
with several tables and chairs available to all the guests. Under the portico
there is a large oven used to prepare the specialty of the farm, the Chianina
meat, and a bit farther, there is a large barbecue ready to be used during large
cookouts when you can gather your friends under the stars. On an angle of green
lawn enclosed by hedges your kids will find a slide and a seesaw where they can
play.

The house

Villa Pavone C is an apartment situated on the first floor. You reach it after
climbing a 20-step outdoor staircase. You will enter a spacious living-room. In
the living-room there is a single divan bed, a table with chairs, a TV set, and
a kitchenette. From the living-room, you reach the bedroom by climbing a wooden
staircase. In the bedroom you will find a double bed and single bed as well. The
bedroom is spacious, and it features a bathroom with shower, windows overlooking
the countryside, and patio door which leads to a small terrace.

The house is furnished in a simple and cozy way, following the typical
countryside style of Umbria. The floor is in terracotta and the ceiling features
wood-joists support and terracotta bricks. The kitchenette is equipped with a
four-burner stove and a fridge.

Nearby tourist attractions

Villa Pavone is 5 km (about 3 miles) away from Umbertide, a small town which has
an old historical center where you will find several shops and typical
restaurants. In Umbertide you will also have a train station and a bus stop. You
will need a car during your stay at Villa Pavone, and you may even rent one at
the place.

You will be in the northern area of Umbria, in a convenient position to visit
all the splendid cities of art in both Umbria and Tuscany: for example, Perugia
is only 30 km (about 19 miles) away, Assisi is 50 km (about 31 miles) away, and
Spoleto is 70 km (about 43.5 miles) away. Moreover, Siena is 100 km (about 62
miles) away, Florence is 150 km (about 93 miles) away, and Rome is 200 km (about
124 miles) away.

The nearest airports are: Perugia (35 km or about 22 miles away), Pisa and Rome.
