Filippo and Rachel Fiorentini invite you to our San Fabiano country estate and open our farmhouse for splendid holidays in the heart of the Tuscan countryside.
The San Fabiano farm estate and castle of Count Fiorentini is located in the Arbia valley, just 12 km south of Siena, a perfect central rural location to visit hill towns such as Murlo, Montalcino, Arezzo, Cortona, Pienza, and much more.
San Fabiano castle was built by King Angioino in the XIIth century and the family church dates from 867 A.D. and is dedicated to San Fabiano, one of the first Christian martyrs killed in the Colosseum. These ancient buildings are surrounded by 1800 acres of durum wheat fields, sunflowers, vineyards, cornfields and oak woods. There are also lakes and two small rivers: the Arbia and the Biena.
At guests disposal:
On the ground floor of the farmhouse there the reception area with PC for the guests use and also a large common room with a kitchen, fireplace, piano, HI-FI set, home cinema, billiards and dining table (seats 24).
Swimming pool: 17x5 meters depth 1.20-1.80 meters open from May to October.
Under the roofed area, "al fresco", you can prepare fantastic barbeques or just relax.

Distances:
San Fabiano is 12 km south of Siena, the nearest village Monteroni d'Arbia is 300 mt.
Bus stop for Siena only 400 mt.
Train station: 1,5 km train for Siena, Grosseto and Rome.

Fees Due at Check in:
Arrival is due between 2 p.m. and 8 p.m.
Departure is due between 8 a.m. and 10 a.m.

Final cleanings and weekly change of linens and towels are included. Daily cleanings of each apartment can be carried out at 20 euro per apartment per day.
Extra change of towels 10€ person. Sundays and holidays, no cleanings.

Breakfast ingredients can be supplied (milk,coffee,tea,butter,jam,orange juice,croissants) at 10 euro per person.


If you cook something please take care of the dirty dishes.

A laundry service is available in the house for 15 euro per wash and dryer. Ironing is not included.

For sensible items there are two Laundry stores in the village.

Security

We are not responsible for any item that you did not deliver us to put in the safebox. You are covered in the house and in the estate of San Fabiano by an insurance policy. If you leave the house please make sure to close windows and doors. If you answer to the intercom ,make sure you know who you are opening the door to. If you do not know him, do not open.

PAYMENTS RENTAL VOUCHER


Once the booking request is received, EASY RESERVE will send the holiday-renters a link to a web page where they can pay the 40% deposit plus the booking fee online with either a Visa or Mastercard. If the holiday-renter prefers to pay the deposit over the phone that is not a problem either. The balance is due 45 days before arrival and can also be paid online or over the phone.


Upon receiving the full balance the holiday-maker will be sent his/her rental voucher. For bookings made less than 45 days prior to the start of the rental period, the holiday-maker must immediately pay the total amount of the rental price.


ALTERATIONS - CANCELLATION CHARGES


For any alteration to the booking, or if the holiday-maker intends to transfer his/her booking to other persons, on condition that the accommodation and the period do not change, the holiday-maker has to pay the amount: of 50 Euros.
EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking.

Cancellation of a booking, even if it is substituted by another one, the following penalties must be paid:

40% of the total rental price if the cancellation is made from the booking time to 46 days before the start of the rental period,

100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show, IN ADDITION TO ANY OTHER ADDITIONAL CHARGES SUCH AS THE BOOKING FEE.
