Villa Viviana B is a charming villa of 220 square meters (approximately 2370
square feet) which sleeps eight persons. It has a garden, a swimming pool and
a splendid view of the gentle Tuscan hills.
It is located at 3 km (approximately 1.9 miles) from the medieval hamlet of
Montaione, at 15 km (approximately 9 miles) from San Gimignano and halfway
between Florence, Siena and Pisa, which are all located at approximately 50 km
(31 miles).
Villa Viviana is an ancient stone building, of approximately 500 square meters
(5380 square feet), on two levels, restored with care and love, and it stands
inside a splendid park of 1.5 hectares (3.7 acres), where you will also find one
other building and a large swimming pool shared by the guests of the villas.
Villa Viviana is divided into three apartments, each of them with its own
private garden: Villa Viviana A, which is located on the first floor and sleeps
eight, Villa Viviana B, which is on the bottom floor and sleeps eight as well,
and lastly Villa Viviana C, which sleeps two on the bottom floor.
The houses and the surrounding park were, in ancient ages, a typical Tuscan
farmhouse, with a master villa and a smaller building to service the premises.
The buildings have been restored in a way that exalts the beauty of the ancient
stone walls and of the terracotta decorations, and lawns and flowers are grown
in the wide spaces that divide them. A wide lawn also surrounds the swimming
pool.
The whole is part of a splendid landscape, the kind of typical landscapes which,
together with the artistic treasures kept in the cities, has made Tuscany famous
all over the word: a horizon of gentle hills that intersect like the waves of a
green sea, bordered here and there by the dark green rows of slim cypresses and
marked by the ordered lines of the vineyards.
The air is clear and perfumed by flowers and by the Mediterranean scrub. All
around there is space, harmony, peace and tranquillity.
Nearby you will not notice any other building, even though you are a short
distance from centers of intense tourist activity.
This will be the pleasant landscape that will be in front of your eyes for the
length of your vacation. It will be nice to relax by the swimming pool
surrounded by so much beauty, maybe after an intense day spent sightseeing the
artistic treasures of the nearby cities.
To keep the continuity with the typical activities of the ancient farmhouse,
part of the land is still used to grow fruit trees and vegetables, and there is
a small pond where fish are grown.
All the produce of the land, varying with the season, will be at your disposal
free of charge, and you will be able to pick the fruit and the vegetable that
you need yourself, or even to go fishing in the pond at no charge.
Next to the swimming pool you will find beach umbrellas and deck chairs, shared
with the other guests.
Additionally, each villa has its own reserved external space, equipped with
garden furniture to relax “al fresco” with privacy.
The park is fenced and it has a parking lot. The entrance gate is automated. The
villas are equipped with central heating.
Villa Viviana B is at the ground floor of a nice stone building, which is
located at the top of a short hill. From the garden and from all the observation
points you will enjoy a wide view of the splendid Tuscan countryside, which here
takes its more characteristic and well-known form: gentle hills ploughed by rows
of vines and olive trees, embellished by lines of slender cypresses.
The walls of the villa have the natural, warm, color of the local building
materials, which go from the brick-red to the orange. It is splendidly framed by
a very well-maintained green lawn. Shrubs of the Mediterranean scrub, with their
delicate pink, yellow, azurine color, bloom at the edges of the lawn.
A pathway made of terracotta tiles cuts through the lawn and will take you to
the main entrance, which is under a square porch made of stone and enclosed by
round arches.
The porch provides shade and coolness. It hosts a table with chairs, and it is
splendid to relax outdoor even in the warmest hours of the day.
From the porch you will enter a large living room, divided in two by a brickwork
arch. On one side there is a beautiful fireplace carved in stone, a large
L-shaped sofa placed in front of the fireplace, and a satellite television. On
the other side there is a table with chairs.
Two elegant arches made in terracotta and a small wall divide the kitchen and
the living room. The kitchen is well equipped, with a four-burner cooker, a
refrigerator with freezer, an oven, small appliances and dishwasher. There is
also a brickwork barbecue to grill with all the comforts.
The living room has also a second arched glass door, quite large, that will let
you enter an area of the garden equipped with deck chairs, a table and chairs.
This area is shaded by a wrought-iron pergola covered with linens. A small stone
stairway will allow you to reach other parts of the garden.
Next to the living room there is a bedroom with two single beds.
You will be able to reach the other bedrooms and one of the two bathrooms along
a corridor. There are three bedrooms in this area, two with two single beds each,
and one with a double bed. The bedroom with a double bed has an en suite
bathroom with a shower.
The other bathroom, rather large, has a Jacuzzi whirlpool bath tub and a large
shower.
The interior of the villa is just as fascinating as the outdoor.
The ancient ceilings made of wood beams and pink terracotta flat tiles have been
restored in all of the rooms. The rich and elegant decoration is in the typical
style of the Tuscan countryside. You will feel wrapped in a warm and charming
atmosphere that will enchant you.
During the entire length of your vacation, you will be surrounded by nice things,
carefully maintained both inside and outside the villa.
You will feel like welcomed guests, for whom everything has been prepared with
love, to make your stay in this hospitable Tuscan land full of history, ancient
civilizations, art and tradition, even more beautiful and unforgettable.
The villa is equipped with central heating, a direct phone line and with a sound
system. Wood for the fireplace and a shared laundry room are also available.
The rental price includes cleaning at the end of the week and change of towels
twice a week. Change of bed linen is also available upon request.
As a guest of the farmhouse you will be also able to use, free of charge, a
tennis court located at approximately 3 km (1.9 miles).
Villa Viviana B is approximately 1 km (half a mile) from Montaione, where you
will find the closest shops. In the area you will be able to play golf, go horse
riding, enjoy mountain bike trips, wine and other local products tasting in
nearby farmhouses.
In the medieval hamlet of Montaione be sure to visit the church of San Regolo,
where the “Madonna del Buon Consiglio” (school of Cimabue, XIII century) is kept,
the Palazzo Petrorio, with its Natural History Museum, and, just out of the
center, the chapel of the Santissima Annunziata, with a remarkable fresco
painting of the seventeenth century.
Around Montaione there is also a large number of burgs and cities to be visited.
Besides the famous cities of art, Florence, Pisa, Siena and Lucca, which can be
reached in a one-hour drive, close by you will find the medieval burgs of San
Gimignano, Volterra and San Miniato.
A special remark is deserved by the monastic complex of “San Vivaldo”, with its
“Sacro Monte”, located at only 5 km (3 miles) from Montaione. It represents,
with its series of small chapels, a scaled down version of Jerusalem as it was
at the time of the Crusades.
The closest train station is Castelfiorentino, at 5 km (3 miles). The closest
airports are “Galileo Galilei”, in Pisa, and “Amerigo Vespucci”, in Florence,
both at approximately 45 km (28 miles).
