The apartment is accessible by a staircase of stone and brick that culminates in a small terrace from which you enter directly into the living room with 1 single sofà bed, where there are also the kitchen, fully equipped, and the dining area. After a small hall we find a single bedroom, a double bedroom, a closet and a bathroom with shower, sink, bidet and toilet. A staircase leads to the second floor, with a double bedroom and a panoramic terrace (of about 20 sqm) where you can enjoy the view of olive groves and vineyards. On the terrace we can find external furniture.

The property is located in the municipality of Montaione (Florence) in Via Berlinguer 41/r , in a hilly area near the old town. This structure is ideal for people who want to spend a few days in tranquility, without sacrificing the beautiful hilly landscape of Tuscany and who want to visit the most beautiful cities of art of the region, within reach. The structure is a new building made entirely of stone, that recalls the old farmhouses of the Tuscan tradition (roof with beams, stone staircase, and wooden furniture). The holiday home, located in a residential area of the town, only 800 m from the historic center, spread over four floors with a total of 253 square meters.
The structure is divided into three apartments (Geranio, Margherita, Ortensia), all with private entrance and small private outdoor area, equipped with garden furniture; so it's also possible to eat outdoors.
On the back of the property there is a space used like private car parking for 3 car (one for each apartment), while a common outdoor space (of about 20 sqm) is located on the main front with barbecue and games for children.
The Holiday home is open all the year and this, will allow you to admire the beauty of the tuscan countryside also in autumn and winter. In this two seasons you can visit the many local festivals and fairs, where you can taste all the local product, like mushrooms, truffles, oil and wine.
The direct management by the owner is characterized by the combination of professionalism and friendly, always attentive to the care of every detail, to make your stay pleasant and relaxing.

PAYMENTS RENTAL VOUCHER


Once the booking request is received, EASY RESERVE will send the holiday-renters a link to a web page where they can pay the 40% deposit plus the booking fee online with either a Visa or Mastercard. If the holiday-renter prefers to pay the deposit over the phone that is not a problem either. The balance is due 45 days before arrival and can also be paid online or over the phone.


Upon receiving the full balance the holiday-maker will be sent his/her rental voucher. For bookings made less than 45 days prior to the start of the rental period, the holiday-maker must immediately pay the total amount of the rental price.


ALTERATIONS - CANCELLATION CHARGES


For any alteration to the booking, or if the holiday-maker intends to transfer his/her booking to other persons, on condition that the accommodation and the period do not change, the holiday-maker has to pay the amount: of 50 Euros.
EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking.

Cancellation of a booking, even if it is substituted by another one, the following penalties must be paid:

40% of the total rental price if the cancellation is made from the booking time to 46 days before the start of the rental period,

100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show, IN ADDITION TO ANY OTHER ADDITIONAL CHARGES SUCH AS THE BOOKING FEE.
