"BREATH TAKING SUNSETS and beautiful views of wide, white sugar-sand beaches from an extra large balcony on a beautiful, professional decorated unit awaits you when you select this condo. This unit is located on the 5th floor of the second new high rise recently constructed on the Seascape Resort Property. The condo has nine-foot ceilings, ceramic tile floors, granite countertops, side by side refrigerator, dishwasher, self-cleaning oven and built in microwave.
The kitchen is fully equipped with every small appliance and cooking utensil. There is also a full sized washer and dryer inside the unit. This piece of paradise has westward facing views. The dining area has a bar with bar stools and table able to seat 10 comfortably. The living room features a generously sized sleeper sofa. There is a new 50 inch high definition plasma television, DVD player and stereo system in the living area. Sliding glass doors lead to the patio furnished with an outdoor dining set and padded chairs. The master bedroom includes a queen size bedroom suit, a futon and a LCD TV with a built in DVD player. The master bath features double vanities, garden tub, with a separate shower. A large eight foot sliding glass door provides private access to the balcony from the master bedroom.
The second bedroom has access to the second bathroom and a spacious private back balcony. From this balcony, enjoy a view of the sprawling golf course. The second bedroom also has a queen size bedroom suit with a LCD TV and built in DVD. In addition, the third bedroom has a full size bed with a single bunk and trundle to comfortably sleep four. This bedroom has access to the third bathroom and has another TV with built in DVD.
Ariel Dunes II is located on the resort at Seascape property; therefore owners/guests have access to amenities including an 18 hole golf course on the property and a second golf course--Emerald Bay located just off Hwy 98 that guests can play at reduced rates. The property contains over 2000 feet of beach front access to the white powder sands of the Gulf, eight tennis courts, five pools, on-site Conference Center, several fresh water lakes, and beach service. There is a fabulous work out facility, equipped with a sauna and steam room for Ariel Dunes II guests on the ground floor of the building.
Additional dining within walking distance is located at the Whales Tail Beach Bar and Grill which has seaside dining and live entertainment. For beach and water sports enjoyment, there are rentals available for beach chairs and umbrellas, parasailing and boating. Ariel Dunes II is located within one mile of great shopping and dining at the near-by Silver Shells Outlet Mall and a little over 2 miles from Destin Commons, Baytowne Wharf, and most of Destin's great restaurants and other activities for the children.

Rental Policies and Procedures
Check-in Procedure: Check in time is after 4pm on the day of arrival. There may be times when access to your unit is unavoidably delayed due to cleaning or maintenance issues. There will be no discounts offered due to a late check-in, however management will strive to limit the amount of time between guest arrival and access to the reserved unit.
Check-Out Procedure: Check out time is 11am on the day of departure. Unauthorized late check-out will result in the guest having a balance due equal to ½ of one day’s rental fees. By signing the reservation confirmation, the guest is authorizing management to charge this additional fee to the major credit card on file.
Advance Rent Payment: An advance rent payment will be required to confirm your reservation. Seascape must receive this payment at time of booking by major credit card; however guest’s who request the ability to send a check or money order will have 10 days to remit payment before the reservation is cancelled. The amount due will be equal to 25% of the total reservation or $150; whichever is greater. The full amount of this advance rent payment will be credited towards your total bill at the time of check-in. Reservations made under false pretenses of any kind will result in the forfeiture of all rental payments and eviction.
Reservation & Administration Fee: A non-refundable Reservation & Administration fee will be added to each reservation. This fee will vary according to the property reserved by the guest but will be a minimum of $10.
Damage Waiver Fee: A Damage Waiver Fee in the amount of $55 will be collected on each reservation. This is a non-refundable fee that will cover each guest for up to $1000 worth of accidental damage. Intentional damage of any amount is not covered under this policy and will be dealt with through conventional means of charging the guest credit card for the amount of the damages at replacement cost.
Cancellation: A $75 cancellation fee will be charged on all cancelled reservations. Your advance rent payment will be refunded less your cancellation fee and reservation fee according to the following schedule:
Bookings made more than 30 days in advance: Subject to refund less noted fees if guest notifies Seascape 30 days prior to scheduled date of arrival.
Bookings made less than 30 days in advance: Subject to refund less noted fees if guest notifies Seascape 7 days prior to scheduled date of arrival.
In the case of non-refund of advance rent payment due to the guest failing to notify management according to the schedule as stated above; management will make every effort to rebook the unit reserved for the guest and the advance rent payment will be refunded at the time less the cancellation and reservation fee.
Pets: Pets are restricted to units that are designated as “Pet Friendly” units. Guest’s requiring a “Pet Friendly” unit are subject to a non-refundable Pet Fee of $150 per reservation. Damages, Extra Cleaning Charges and Pest Control relating to Pets are not covered by the Damage Waiver Fee and are subject to additional charges to the guest credit card on file. Pets are strictly forbidden in non “Pet Friendly” units. Having a pet in a property that does not allow pets is grounds for immediate eviction without a refund of any payments made by the guest.
Advance Reservations: Seascape will accept reservations for up to one year in advance; however we can not confirm or guarantee rates for dates beyond the current published rental rates.
Property Assignments: Upon confirmation, management will assign the guest to a particular property; however, management does not guarantee specific assignments or requests.
Minimum Stay Requirements: One week minimum stays will apply for certain properties during designated peak seasons. Saturday arrival and departure may be required for the one week minimum time period. A three day minimum will be required at all properties at all other times, except as designated during peak seasons.
Severe Weather: We do not refund rents or deposits due to cancelled or shortened stays because of weather. Departures due to inclement weather do not warrant refund of rent or advance rent payment. The only exception to this rule is in the case of a Hurricane approaching the Seascape area. We will only refund unused days in the event of a MANDATORY evacuation for Walton or Okaloosa County.
Maximum Number of Guests: The maximum number of guests is determined by the unit size and bedding arrangements. Guests who exceed the number of allowable occupants in a unit are subject to immediate eviction without refund of any monies collected.
Family Rentals & Age Restrictions: All of our rentals require a minimum age requirement of 25. No units will be rented to vacationing students or young adults under the age of 25 who are not accompanied by a parent or legal guardian. A parent must be staying in the unit at all times. Our rental units are monitored for violations of this term and any deviance from this policy will result in immediate eviction without the refund of any monies. In accordance with Florida Statute 509.41, reservations made under false pretense are null and voice and check-in will not be allowed. This policy includes rentals made by parents who do not check in, and/or leave overnight during the length of the stay. No exceptions will be made to this rule! During Spring Break, special registration policies in effect: the ratio for each reservation must be one parent or guardian per every two persons under the age of 25.
No subletting: The rental property may not be sublet. Your reservation is not transferable to another party.
Rates: Published rates are subject to change without notice. We reserve the right to correct rates that may have been misquoted due to human and or computer error. We acknowledge that bookings made through third party providers may be at different rates than Seascape’s published rates and management is not responsible for any differences whether there is a positive or negative discrepancy.
Key Policy: Keys to the rental units must be returned to Seascape at check-out. Any lost key will result in a $50 re-keying charge. Units that utilize a keycard system are not subject to this re-keying charge. In the event you are locked out after business hours, call our business number and an agent will meet you at your original check-in location. A lock-out fee of $20 will be charged to the guest for this service.
Housekeeping: Daily housekeeping & Towel exchange services are available for an additional fee during the length of stay. The daily charges are provided at your check-in location. Laundering facilities are provided either within each rental unit or are available on the grounds of the property.
Beach Towels & Equipment: Beach towels are not provided by management and the guest is required to bring their own supply. We do not permit towels, sheets, blankets or furniture to be removed from the property. Beach chairs are provided as part of your amenity fees and are located on the Seascape beach. Failure to comply with this measure may result in additional charges to the guest credit card on file to replace lost or damaged linens & furniture.
Maintenance Issues: During your stay, promptly report any maintenance problems to Seascape. Please do not leave doors or windows open while the A/C or heaters are operating. Seascape staff may enter the property to respond to any maintenance and/or housekeeping issues during your stay.
Personal Property: Seascape Resort is not responsible for the security of your personal property including but not limited to acts of theft, vandalism, or other damages to any personal property or for personal items left by guest in the accommodation at departure or during your stay.
Good Neighbor Policy: We respectfully request that guests remember that they are staying in someone’s home during their vacation. Please treat it with care and leave it in good condition at check-out. Please observe all property rules and regulations. Parking permits will be issued at check-in. Boats, Boat Trailers, Recreational Vehicles, etc. are restricted to parking in designated areas. Please check with the front desk at time of check for the appropriate parking procedures. Seascape serves as the rental agent/manager for the owner of the rental property and has the authority to evict guests who do not adhere to the management and property rules and regulations.
