With a privileged ocean and city view, this apartment has a comfortable living and dining room, with furniture of rustic style (leather and wood). The living room has heater, telephone, LCD television with CATV (with over 90 channels), and a DVD/CD/USB player to enjoy your videos and favorite music.

The kitchen is equipped with refrigerator, stove, oven, microwave oven, blender, bread toaster, coffee maker, water boiler, citrus juicer. Included are complete sets of pots, utensils, crockery, cutlery, glasses and cups. You will have everything you need for you and your guests sit to enjoy the dinner.

It has two bedrooms: the master bedroom with en suite bathroom and Queen Size bed, and the second with two standard beds. Both bedrooms have large closets and bedside tables, and a complete set of bed linens and towels. A shared bathroom is located in the hallway between two bedrooms.

There is a study room with desk, telephone and filing cabinet. This also makes the apartment a good place for working travelers.

The laundry room is equipped with washer, dryer, iron, ironing board, vacuum cleaner and other cleaning tools. There is also a small bathroom, next to the laundry room.

The apartment has WiFi Internet, so feel free to bring your notebook, netbook or tablet and surf the web anytime you like. Basic utilities and phone service for unlimited incoming calls are also included. This condo has its own parking inside the building and a 24/7 concierge service.

Cancellation Policy:
A security guarantee deposit of US$ 200 is necessary and it will be refunded to you on the day of your leaving. If you want to secure your reservation, you can send part of the guarantee deposit in advance by a transfer to our bank account in Lima. After that we will send you a booking certificate.

We will keep in permanent contact with you during the booking process and you can easily verify our names and addresses in order to make this process very trustable.

There's a US$ 35 final cleaning fee (deductible from security deposit).

You can make the payment of the rent itself once you're in Lima and checked everything's OK with the apartment.

Terms and Conditions:
There's a contract between us, property owners, and the lessee.

FIRST.- Contract is for the short term lease of Apartment 1401, on the 14th floor of the Mar y Vista Building, which address is Av. Reducto 1581 – Torre I, Distrito de Miraflores, Provincia y Departamento de Lima - Perú.

SECOND.- The price includes the costs of all installed utilities. This amount is paid at the arrival of the lessee to the apartment. Lessee must return the apartment at the end of that period.

THIRD.- Lessee agrees to leave a deposit of US$ 200.00, to act as a guarantee against breakages or damages to the apartment. US$ 35.00 will be deducted from the deposit to act as a final cleaning fee. Security deposit will be returned after the lessee leaves the apartment and property owner has inspected the apartment and found it to be in good condition and there are no breakages or damages.

FOURTH.- The apartment is furnished, equipped, and in apt conditions. The property’s contents are detailed in the apartment’s inventory. The property owner cannot be held responsible for damages by improper or incorrect use of the property’s contents. Any loss of objects and/or damages to the property will be charged to the lessee. The damage of any element that could not be acquired out of a set or equipment will result in payment of the complete set or equipment; the loss of the apartment’s key will result in payment of the lock change. The guarantee deposit will apply to the damages; any difference will be paid in cash. Any unexpected fix by malfunctions not caused by improper use is owner’s responsibility and will not modify the initial agreement.

FIFTH.- The use of the apartment is exclusively as housing. Other use will result on the termination of contract as told on Peruvian Laws (Art. 1697 del Código Civil).

SIXTH.- Lessee and her accompanying are subject to the Regulation of Good Neighbourship of the Building’s Owners Board.

All the terms and conditions of the contract are subject to Peruvian Laws and regulations pertaining to apartment rentals and the exclusive jurisdiction of Peru courts.
