JO MITCHEL'S KAPOHO BEACH HOUSE was built in the 1940s. She and her children and grandchildren still use it from time to time and have created many wonderful memories swimming, snorkeling, and enjoying this peaceful and tranquil setting. Jo hopes others will create their own family moments here, and in fact many guests return year after year.

YOU'VE HEARD HOW IMPORTANT LOCATION IS, and this is it! The house is part of the Kapoho Beach Lots, a gated neighborhood of homes with a mix of full-time residents and vacation homes. This area is one of the few where you can safely get into the ocean on the Hilo side of the Big Island. Here nature has created wonderfully clear lagoons and tide pools that make snorkeling a favorite pastime. Jo's home sits directly on one of the lagoons, with steps gently leading you into the warm water.

THE HOUSE ITSELF can be described as rustic old Hawaiian style -- not fancy but comfortable. It has two bedrooms plus a loft, with mats that is good for kids. The master bedroom has a queen bed, the second bedroom has a queen bed, and there is an additional single bed in the living room. (Please note, the second bedroom also functions as the hallway to the master.) One full bath is inside with a second full bath outside. But guests don't come for the house, they come for one of the most perfect ocean locations you can find in East Hawaii.

MOST GUESTS SPEND THEIR TIME on the large lanai with picnic tables and a barbecue, but there are also lounge chairs to put out on the lawn and enjoy the Kapoho sunshine (Kapoho gets about 50% less rain than Hilo). When you feel like a dip, just walk about 10 steps to the calm, clear lagoon where huge sea turtles swim in the warm water. The lagoon opens into the ocean and the setting is about as charming as it can be. Snorkeling here is fabulous and the house and setting make for a very relaxing stay.
Year-round rate range is $115 - $255 per night, depending upon party size and dates of your visit. Cleaning fee ranges from $125 to $165, also depending upon party size.

Aloha Coast Realty was very helpful. We stopped by twice to access the internet and they let us print the boarding passes for our return flight to Oakland, CA on Hawaiian Air.The beach location was wonderful. We snorkeled everyday and enjoyed watching the fish and turtles. The water was warm and clear - perfect for swimming and snorkeling.It was a reasonable drive to "town" for dinner every night. The ladies were on vacation too and wanted nothing to do with cooking or cleaning after dinner. Who could argue with that. There was a nice BBQ set up but we never got to use it. In the "basement" we found plenty of useful gear for swimming and snorkeling.Overall it was the most relaxing vacation in quite a while. Nearby is the Lava Tree Park which is truly a beautiful place to walk through and take photos. We were hoping to visit again in June but there was no date available at that time.

Jo Mitchell's is throwback to the '50's, a simple country cottage. It was perfect for us! a family with two adult children!! We could swim off the lanai before breakfast, and count the turtles (6 was my best). Puna offered a lot of beautiful roads and interesting sites, but nowhere was the snorkeling better than right in front of the house! We plan to go back in '13.

This is an old style Hawaiian beach house, funky and fun. The house had everything we needed. We are already planning our next visit and we will stay at Jo Mitchell's. When you open the back sliding glass door and step out onto the lanai, you know that you are here to relax. The small cove feels like it is your own; it is very quiet. Walk 10 feet down the steps and you are at the waters edge. Get ready to turtle watch or swim with them! My grandson took beautiful videos of turtles swimming. We even named the turtles we recognized from day to day. Don't expect luxury. Do expect a very happy family experience.

Great Location but House in Poor Condition

We loved everything outside the house; neighborhood, location on the tidal pool, deck by the water, lanai, etc. There are always turtles in the tidal pool and lots of fish. Watching the orange glow from the volcano at night also is very cool.The inside of the house was a disappointment as it has not been maintained at all. All the beds are well past their useful life, the twin bed in the master bedroom sags so much that it is not usable. There were significant ant issues although the six partial cans of Raid under the sink helped to keep them under control. The dozen or so roach traps in the house kept the roaches at bay. Geckos roam free from outside to inside the house, including in the cupboards and on the counters. Because of the pest issues and the age of carpeting in the loft, we did not feel comfortable having our kids use the loft.In summary, the location of the house is great and we would like to stay in the area again but because of the condition of the house we would not stay here.

We spent 3 nights at Jo Mitchel's Beach House. It was amazing! The snorkeling was incredible. The water was clear and warm. We enjoyed cooking our meals on the outdoor built-in BBQ grill. The kitchen was stocked with everything and anything you could possible need. The house is in great condition, and very comfortable. The outdoor shower/bathroom was a plus. We will definitely be back!

Aloha! We most recently vacationed at Jo Mitchel's Kapoho beach house and i must say we had the BEST family vacation ever (even better than the Hilton Waikoloa)! The beach house reminded me of my grandmother's home. It was small, quaint, comfortable, simple and very very homey. Everything you need for cooking was available in the kitchen! They also have a little outdoor barbeque area for grilling. Don't forget the charcoal! The view from the lanai area is breathtaking, overlooking the enchanting lagoon. The lagoon is filled with turtles galore! It's actually a turtle refuge, and turtles swim in and out from morning to night. The children enjoyed swimming next to them. They also looked forward to observing the many different species of fish, and the warm geothermal spots. We also saw a friendly little white-tip swimming in the lagoon on the far end. It doesn't bother you, and seems very comfortable with the many snorkelers going in and out of it's lagoon area. My teenager and husband both enjoyed visiting the white tip each day... we even got it on an underwater video! :) All I can say is we were all soooo happy there! I most especially loved that there was NO internet service!! No technology was there to distract us from our lovely visit. We surely made the most of our stay and would very much like to make this an annual summer visit to Jo Mitchel's Kapoho beach house! I highly recommend this place! Mahalo for sharing your hale with our family!

What a magical place Jo's is. It harkens to a simpler time, relaxed, refreshing, open to the real joy of Hawaii, which, of course, lies outside your door. Swimming with the Honu in a deep tide pool at your doorstep is an incomparable experience. Watching the tide ebb and flow resets your body rhythms to Hawaii time. Everything you need in a fantastic setting.

The Kaufman?s ?Big Island Vacation? stayed 5 nights at Jo Mitchel?s Beach House and 7 nights on the other side of the Island at the Hilton Waikoloa Village. If I had it to do over again I would stay the entire time at Jo Mitchel?s Beach House! Don?t get me wrong, the Hilton is one of the nicest resorts I?ve stayed in and also one of the largest. That combination translates into 2 things: 1. LOTS of PEOPLE 2. They nickel and dime you to death. At Jo?s, you get what you pay for, a very relaxing, quiet, clean vacation house sitting on an awesome lagoon! My Wife & I have 2 Boys ages 8 & 9 and since we?ve gotten home all they talk about is snorkeling with the Sea Turtles. We grilled every night and the quality time of sitting on the back deck playing games, telling stories, listening to the ocean, they will never forget it! Thanks Jo!!

The location is one of the best in Kapoho. The house is great, other than having to pass through the downstairs bedroom to reach the upstairs master bedroom. A bit pricey for its' age.

Hawaiin nightlife at Jo's

We spent eight days in Alaska, four days at resorts and four days at Jo's. By far our favorite time was at Jo's. Each night we would spend the evening watching the tide roll in with the sunset. The symphony of Hawaiin sounds, waves, birds, and crickets, were accompanied by dozens of turtles making their way into the lagoon feet away from us. The snorkling was wonderful and the relaxation unmatched. We will definitelty do this again without the resorts.

Jo Mitchel's cottage is a bit of old Hawaii and located in Kapoho which one of the best place on the BI to experience Hawaii without feeling like a tourist. We have been going there for over 14 years amd always experience something a new adventure.

I loved the beach house feel of the home. Having 3 kids be able to run about without worrying about fancy furnishings and nice carpet, gave me piece of mind. The setting was absolutely perfect. We could snorkel or swim off and on all day without having to pack up and go somewhere. The house is amazingly stocked with every essential, so it made you feel at home. The neighborhood is quiet and not crowded, which was appealing to me. We went all over the island and the best snorkeling was right in the lagoon. I recommend this place to families who want to relax and enjoy Hawaii's climate and scenery without the commercial affect!

The house is retro, but the location is primo. Warm water, turtles, relaxing, and perfect for those of us who abhor condos, resorts, flashy locations, room service, golf, and elevators down to the crowded beaches. This is the real Hawaii and the reason we have been to Kapoho 5 out of our 11 trips to the islands, and the reason we will be back.

An excellent location, especially for snorkelers, great patio/yard and a relaxed, private setting. House is as promoted, clean enough and with places to relax and live. However, some money should be spent on new mattresses, a very thorough cleaning, and nicer (less glaring) overhead lighting. A paint touch up would also make a big difference. However, one can't do better than cove-front with steps into the water! Thanks for asking

Wow, just fabulous! If you want to get away from the hustle and bustle of it all, this is the place to do it and if you absolutely have to bring a single piece of technology my IPad 2 3g (ATT) worked flawlessly. Used it to have fun, did no work whatsoever! Loved the place! Will definitely be back soon!!!

This was our 4th visit to Kopaho and our 3rd stay at Jo Mitchel's. The house is dated but comfortable. Some recent renovations have occurred in 2011. Our main interest in the house is the location. It's the only one with immediate water access directly to the thermal heated inlet from the Pacific. Turtles and other marine life are abundant and the snorkeling fantastic.

We have stayed at 3 different rental homes in the state of Hawaii and this by comparison was the least favorite. On the negative side, the house was not up to code. The wiring, plumging and general building would never pass any inspection. All furniture, kitchen wares and appliances were the worst that a second hand shop would have to offer. Basic items you need to function in a kitchen were absent, cutting board, kettle, etc. Pans were either teflon or aluminum. The manager did not contact us once. There was no service or caring. This is very unlike other places we've stayed. The pluses were, the location. The swimming area was in the backyard and we swam with turtles everyday. There were plenty of towels for what we needed. There was an outside shower room we used. We kited wi-fi from a neighbor. The price for the neighborhood was relatively cheap. The place was very clean. We are simple people with two tweens so we were comfortable.

The management never contacted you because we respect the privacy of our guests and since you booked your trip online, you benefited by getting our lowest price for your reservation. We confirmed that the property had a kettle out on the stove and 3 cutting boards available for your use. We certainly WOULD have contacted you if you needed anything as we are VERY service oriented! All you have to do is call our office as listed in your Welcome Letter or contact info posted on the refrigerator. I read plenty of reviews before selecting this property, and I would have to say they are pretty much spot on. The property really is a "beach house", and one of the older properties in the area. When we first pulled up outside we exchanged a few worried glances - don't expect luxury modern accommodation! However, the location is hard to beat, and the property itself makes for a great relaxed stay. Falling asleep at night with the breeze blowing through the windows, and waves breaking a few feet away, was terrific. The pictures of the property show its situation on the tidal pools and we spent all our time at the property dipping in and out of the water, swimming with the turtles and hundreds of colourful fish. It was everything we'd hoped for in that respect. The property is situated fairly close to Hilo, on the wetter side of the island, so we did experience some rain, but the surroundings are all the better for it (a trip to the much less attractive dry side of the island made me appreciate this enourmously). Finally, it's about a 40 minute drive to the Volcanoes National Park, (which has got be be visited if you're on this island), and we visited 4 or 5 times during our week (both day and night). Kapoho was just about ideally situated for us in that respect, and I'd recommend this place to anyone who is after comfortable (not luxurious!), accommodation.

I hope Jo Mitchell's place never changes. It is perfect just the way it is. Totally comfortable with a ton of character and take-your-breath-away beauty. It will be a sad day if this old home is ever torn down to make way for another McMansion.

If you're looking for luxury this isn't it. But if you're looking for a very cool mellow beach house, right on a beautiful calm tidal pool bay where you can just slip into the water from your back deck and snorkel and swim with sea turtles/fish, this IS it. Also great for exploring Volcanoes, Kapoho Tide Pools, Pahoa, even Hilo for day trips. Superb location, perfect mellowness...Small caveat: neighbors a bit close, BUT they were all so quiet.

My husband's family used to come here in the 80's and had many great vacations here. When my parents came to visit from Denmark we decided to rent the place. We were greeted by turtles every day and everybody enjoyed them self. We relaxed by the water and snorkeled every day. The house was clean and well stocked with everything you could possibly need. It is not a fancy place, but a place to relax and enjoy good company. I would recommend this place, but hope that not too many people find out about this little gem in the rough.

Kapoho seems to have it's own micro-climate, so it had good weather when Hilo had rain. It was wonderful to walk out the back door and go swimming with a giant sea turtle. The house is like your own family beach house. Well worn but friendly.

Jo Mitchell's Kaphoho Beach House is like going to Gramma's. Don't expect luxury - the house is a family oriented place with plenty of beds, tables, chairs, dishes, etc. The fridge was even full of other renter's condiments, always handy, so we left some too. There were a few little creatures here and there...tiny ants and gekos to eat them. The lava rimmed lagoon just down the steps invited us to sit and do nothing for days at a time. Got more sunshine in January than we expected and only one tropical rainstorm. The lagoon was like our own aquarium with fish in the lukewarm water. And, yes, a big turtle stuck his head out of the water and said "huff!" at me, not once but twice. Only problems were the neighbors' barking dogs, but they were a few houses down so not too bad. Would love to go back sometime to this humble home away from home.

The beach house was a true find. We found it by doing a google search so it was a bit of a leap of faith, as we had to book sight unseen. What we found on arrival did not dissapoint, the internet description was entirely accurate. So we wre happy on arrival and as we stayed just got happier as the place and location worked its magic. The house itself was clean and comfortable and as described a beach hose, much like the ones we used to holiday in many years ago wjhen I was a lad. What made it so special was the lagoon, swimming with the fish and turtles was a wonderful experience and one that we could not have had any where else that we know of. With the lagoon water being warm, like a bath my adult sons said we could have spent all day there and not bothered to go out and look at the other sights and attractions. That was something that no resort could have offered.To any one who reads this review and is thinking of renting the house my advise is 'Do it!". You will not be sorry and if you do not you will have missed an unique, rare and possible once in a lifetime opportunity.

the condition of this property is less than expected for the price paid. the cleanliness was questionable, pretty grungy. having access to the lagoon made up for it, just didn't stay in the house much. would have liked to do yoga on the upstairs carpet, but didn't want to make contact with the floor!

this is the perfect vacation rental in Kapoho. Right on the water for safe snorkeling, swimming, paddle boarding or kayaking. the turtles are amazing! The house is very comfortable with a great kitchen for making food memories. Our grandchildren live in Hilo and they love coming out to play at Jo's! The house was very clean and well organized. We love Jo's place. From Sandy..Glenn's wife!

This was our 2nd visit. The property has detoriated in the 2 years since our 1st. You shouldn't have to jiggle the handle to make sure the toilet stops running. The arrangement of the furniture for watching TV needs a little feng shui. The 2 half beds need to be replaced. Most of the furniture should be updated as well as the bedding and bath towels. However, the location and the privacy are tops. Very Relaxing! We understood going in that we were leasing an old Hawaiian Vacation cabin but some updates like wine glasses and matching cookware and new counters would really make a BIG difference.

Love the place, would like to see more comfortable outside furniture. If you go fishing don't use Lava boat tours located in Hilo/Issac Hale, use Seawife in Kona, a fraction of the price and worth the drive. Also, you get to keep your catch.

Hi - It was good to return to Kapoho, and I was glad to stay in Jo Mitchel's house. The property was as advertised and everyone in our group was happy. Your management of the reservation, keys, etc was EXCELLENT - thank you! In my perspective, the best things about this house are: direct backyard access to swimming in the ocean (turtles right off the lanai every morning!), comfortable eating spaces and lounging, all needed amenities (ranging from swimming goggles to grill), and the reasonable pricing compared to other properties. My Blackberry worked throughout (T-Mobile has put up an antennae!) and Pahoa is a fun place for cafes, bookstore, internet access, and a local feel. The drawbacks were as advertised and expected: this isn't a luxury rental - it's a home that's clearly been lived in and has seen better days (and in many ways is comfortable because of that); the waterside location means that the lot is small and you hear and see the neighbors on both sides constantly; and sometimes you encounter critters (we loved the geckos running around) and imperfect cleaning (in our case, all was clean except for the oven grilling tray which was a mess from the last renter and needed lots of scrubbing). Kapoho is a great location for the ocean, greenery, volcano trips, and a very laid-back environment; for future trips, I think I'll search for other islands for more sun and body-surfing, but Kapoho feels like an old friend. Thank you for the week!

The house is a bit funky and older but comfortablewith friendly amenities. Love the ouside decks! The turtles are here and they are amazing. Beautiful birds too.

It was very difficult to find place of the building with the box for the keys. The building of real estate office isnt vissible from the road and in the night we couldnt find it with instruktions that we got. It would be good to write, that is right next to church.

this kapoho vacation was soo awesome, we have lots of family in hawaii and always stay in kona or on oahu, the islands are getting built up so much, This area of Kapoho reminds me of hawaii when i was a kid. It is awesome, nice place to really unwind and enjoy the awesome beauty of hawaii.

We had an amazing stay at Jo's. You can sit right on the water side patio and hear the turtles come up for a breath. Even though I have snorkeled a lot over the years, it doesn't hold a candle to the pristine water in front of Jo's. A great spot for the young and old, experienced and/or beginning snorkelers!!! I am already looking at my calender for my next stay!!

The place was better than I imagined. Reminded me of an old beach house I lived in for a year on Missioin Beach back in college. The location right on the water is fantastic. We enjoyed the contrast to the condo we were staying in on a golf course in Kohala. The place isn't for everyone. It is an older, somewhat musty (but very clean) beachy pad - older construction - not high end anything - hodge podge of design - windows don't close tightly - the layout is totally unconventional - you need to go through a front bedroom to get to the master bedroom up a half-flight of stairs. Nothing luxury or updated about the place - but everything works well enough for the purposes of a get-away, great access to Champagne Pond - snorkeled with the turtles and lots of fish right off the back lanai - water had thermally heated warm spots which was nice. My wife and kids weren't as enthused about the place - they like things a little more refined - but all in all a great time was had by all.

Charming, comfortable house in an unbeatable location. Not fancy so people who want the latest, most modern appliances shouldn't expect them but all amenities were provided. The house is well stocked with all the towels, dishes and water toys you would need. Perfect for kids who are of swimming age. Small kids would need constant supervision. We saw turtles and many fish every day of our visit in our own lagoon and snorkled several times a day outside our back door. Ideal for the family who wants to get away from it all. Folks who want high end shopping and fancy restaurants would need to drive quite a ways to find them. On the other hand, the nearby volcanic park, naturally heated tide pools and recent lava flows are all within easy driving distance. Pahoa is close for groceries, casual meals and a well stocked second hand bookstore. My family loved staying in Mrs. Mitchell's house and plan on coming back !

The house is in a great location, we loved the small house with a unique feel. It reminded us of an old beach house we used to stay in on the Florida coast. The beds could use some updating, matresses are pretty well shot and there is a mouse problem. You cannot beat the location, the clear tidal pools are full of fish and sea turtles. We could not wait to get back from sightseeing every day to swim.

We stayed at the house two years ago and were very satisfied with the house, and you couldn't ask for a better location. This year the location and grounds were still the best, but the house is a different story. You as managers need to do a walk thru on your properties from time to time. The kitchen was filthy. We had to wash the dishes and utensil before they could be used (coffee cups taken from cupboard had dried coffee inside, fry pan had dried egg). The refrigarator had to be cleaned as there was mold growing on it and hair stuck on the inside. The screen door leading to the patio was almost impossible to open. The living room furniture was filthy. As a whole the house could use a good cleaning and some general repairs. Older houses can be maintained.

We liked this, but some of our guests didn't feel as comfortable. We did like the size of the pond and it was seldom used at the times that I swam. The bed arrangement was difficult for three couples. We were only two couples, but were looking at it for a future use. Everything worked well.

The place was clean, except the fridge was quite filthy, mostly on the outside. There was mold growing on ceiling areas, which can be expected since it was on the raining side. There was ants in the kitchen & upstairs and I saw a mouse in the bedroom. The geckos that came in, we liked, so that was ok. The hot water knob upstairs in bath didn't work. The inside shower a little small & scarry. Other than those things, we liked it ok.

This is our second stay at Jo's Beach House and we enjoyed it even more than the first time. The location can't be beat. The house is charming, don't expect fancy, but it feels like a home away from home. We will return.
