The new granite kitchen has new white cabinets, all new appliances including stove, refrigerator with ice maker, dishwasher and microwave. New cool tile floors throughout. The property was fine. It just needed some simple maintenance such as replacing light bulbs and making sure there were working batteries in the TV controls. The unit itself was fully featured. My only small complaints were the unit smelled musty and there was an incredible amount of dust on the wicker furniture (including the headboard of the bed.... clumps of dust) and the artificial flowers. The bedding seemed very old/well used. The last guest's soap was also still in the shower so it must not have been thoroughly cleaned. Other than these issues, the condo did seem quite clean in other areas and was a great base for day trips in the area. It had a nice view from the lanai even thopugh the unit sits back a ways from the water. The interior courtyard is quite nice, having two pools, a man-made beach area (no ocean access) and a BBQ area. It was a very friendly and relaxing place. While there are elevators at the front of each building anyone with significant mobility issues may want to stick to a ground floor unit as there are a series of small staircases (4 steps each) on both the 2nd and 3rd levels that you will need to navigate the closer you get to the ocean. Stayed for 8 days in June, 2010 The updated features of the condo were nice; the tile and granite in the kitchen and bathroom were aesthetically pleasing, the living area and lanai furniture were attractive and comfortable, and the artwork was a nice touch. However, the things that matter most--the air conditioning, the bed, the washer/dryer, and the sheets are in desperate need of updating. The air conditioning never worked well, but fortunately it was still cool enough that we weren't bothered by it very much. The bed, advertised as a queen, was a full, and it was hard and uncomfortable. The sheets were old, musty, and threadbare. The washer-dryer was embarrassingly loud and obviously a left-over from the seventies. While we loved the location and the view, we were disappointed that the most important features are still in need of updating. We would definitely stay there again if these areas are addressed; we would pay more for better a/c and a more comfortable bed. The unit is tastefully decorated and had lots of extras that were very helpful: an airbed in addition to a fold-out couch, boogie boards and beach chairs, and a small cooler to bring to the beach each day. We loved watching the sunset each night and chatting with people we met there. My boys enjoyed the pool and playing hide-and-seek around the beautiful grounds. There weren't a lot of kids, but people were friendly toward mine. Only complaints: the toilet clogged up our first night (someone came to fix it the next morning), and the washing machine is extremely loud (I think it needs to be replaced). It would also be helpful to have directions for the DVD player; we never could figure out how to get it working. I would definitely come back to Casa de Emdeko 323. Stayed for 28 days in January, 2010 My wife and I stayed at #323 Casa de Emdeko in Kailua-Kona for the month of February, 2010. This was our second stay. The suite is very nicely furnished and well maintained. It is small (about 650 square feet inside) but comfortable. The suite overlooks the beautiful interior garden of the Casa, with nice views over the garden to the sea. The beach, cabana and common area are particularly nice features. I spent many hours under the palm trees reading books with no redeeming literary merit. There are only two drawbacks: there is almost never any hot water (sometimes the water is barely lukewarm) and the south-facing lanai is just too hot to sit out on after about 10:00 AM until late afternoon, at that time of year. Absence of hot water isn't a serious problem in the tropics, but a cool shower isn't much fun regardless of the ambient temperature. I was informed that the project's water heating systm just can't produce enough hot water when it is more than about 60% occupied, so the problem (at that time of year) won't go away soon. The building is angled so all upstairs units have pretty good views of the ocean. There were a few problems with the unit, although nothing major: 1)DVD player didn't work 2)lighting system incredibly complicated and fan lights didn't work at all 3)garbage was supposed to be picked up every other day but wasn't picked up at all in the ten days we were there (stored outside unit in cabinets on walkway)4) we're serious cooks and found the kitchen tools pretty limited but I suspect this wouldn't matter to a lot of guests 5) washing machine was broken so we used the laundromat one day 6) they wanted to fumigate on one of our days there but I called the pest control company and they were very gracious about waiting until our stay was completed. All that said, we had a great visit, swam with dolphins up at Honaunau and enjoyed the sun, birds, flowers and quiet of the Casa De Emdeko. We have stayed there many times in the past, although not in this unit, and would stay there again. Great set up and nice social atmosphere down at the barbecue area.
