Just South of the Balboa pier, this upper condo has unparalleled views of beach activity. The beach is wide at this part of the peninsula so there is plenty of space for the kids to play on the sand. The living room is spacious and bright, with a large marble fireplace, and seating for the whole family. There is a flat panel TV for watching a movie on a cool summer night after you?ve been in the sun all day. A dining area with a beautiful glass table and tropical patterned dining room chairs. There is a desk for completing any official business you might have during your stay. The kitchen is beautifully equipped with a mirrored refrigerator and all the essentials, including a dishwasher. There are several bar stools for seating at the kitchen counter. Heading back the hall there is a half bathroom, the first door to the right. The master suite has a king bed and beautifully tiled bathroom with luxurious tub and separate shower. The second bedroom has a king bed and wall-mounted flat panel TV. The third guest bedroom has two twin beds.

There is a private washer and dryer, and parking for two vehicles in the garage, tandem (one behind the other).

This house was awesome. It was located very near the Ferry to Balboa Island. It has been a family tradition to visit Balboa Island when we vacation in Newport Beach. Stayed for 31 days in August, 2009 Dishwasher and garage door broke within first couple days, but very responsive management so it was no problem. Add a table on balconey so you can sit out and eat. Needs screen in Mater bedroom on one window; makes a difference when its hot, some bedding covers should be cleaned. The portable fans in the house were dirty. All were minor issues; overall loved the location and house. Specifically, why something isn't fixed before we arrive. Stayed for 14 days in July, 2008 Only reason we would not give our stay 5 stars is a few small items in the unit. We believe some of the appliances need upgrading, specifically the dishwasher and the gas stovetop. The gas BBQ has needed to be replaced for some years now. There are some windows that cannot be opened (MBR or one - again for many years) and it would be good to fix these for better airflow through the unit. Living room furniture is just about due to be replaced. Glad to see they put the new HD TV in the MBR.
