The apartment Smeraldo (95 sqm) on the ground floor is composed of a veranda, living room with kitchen corner (equipped with washing machine, oven, espresso machine and top with 4 burners), an extendable table for 6 - 10 persons, 1 small sofa bed, corner with fireplace and corner sofa, 1 large bedroom (approx. 35 sqm) with double and single bed, luxury bathroom with large shower, furnished with period furnishings in Tuscan style, stone details, mosquito nets, stucco trowel in pastel colors.
The large apartment Ambra (120 sqm) on the first floor has a large veranda overlooking the park and surrounding hills, living room with kitchen corner (equipped with dishwasher, oven, stove with 4 burners) and fireplace, corner sofa, dining table, 2 large double bedrooms, large bathroom with tub and washing machine.
Overall Property Description:
Villa Giuliana is situated in a beautiful green valley at only 1.5 km from the center of the medieval city of Arezzo. This stone house dates back to the early 1900 was the residence of a famous noble intellectual Mario Salmi and is now completely renovated and located within a park of approx. 5,000 square meters.
The surface of the villa is approx. 500 square meters and consists of three apartments furnished also with antique furniture, mosquito nets, TV also in the bedrooms and internet, all with private entrances so suitable for the privacy of families and/or friends (one is occupied by the owners). The 2 apts for rent do not communicate internally.
AT GUESTS DISPOSAL:
The garden is an explosion of colors and scents of ornamental plants, flowers and tall trees. At the center of the park there is a comfortable gazebo (60 square meters) with underfloor heating, relaxing sofas, espresso machine and a large dining table; in front of the gazebo is a barbecue complete with 4 burner gas stove and sink as well as a wood-burning oven.
The park is also equipped with table tennis (concrete), swimming-pool (mt. 18x8) which is heated by solar panels and with a cover - occasionally used by the owners too;swimmingpool open from 1th April to 30 September, beach volleyball and beach tennis field in silica sand (mt. 16x8). Open from 1th April to 30 September
Outside there is covered parking space for 7 cars.
On request, the owner can prepare breakfast and dinners for the renters (to be arranged in advance).

1 km approx. from the villa there is a bus stop which runs every 30 minutes (during the day) to Arezzo.
Horse-riding equestrian center, sports center with tennis, large golf courses within 15 km approx.
Medieval Joust of the Saracen in June and September: every first Sunday of the month antiques fair.
2 km from the villa there are great and famous sports-equipped centers.
At approx. 15 to 20 km from the villa are the best golf courses in Tuscany.

PAYMENTS RENTAL VOUCHER
Once the booking request is received, EASY RESERVE will send the holiday-renters a link to a web page where they can pay the 40% deposit plus the booking fee online with either a Visa or Mastercard. If the holiday-renter prefers to pay the deposit over the phone that is not a problem either. The balance is due 45 days before arrival and can also be paid online or over the phone.
Upon receiving the full balance the holiday-maker will be sent his/her rental voucher. For bookings made less than 45 days prior to the start of the rental period, the holiday-maker must immediately pay the total amount of the rental price.
ALTERATIONS - CANCELLATION CHARGES
For any alteration to the booking, or if the holiday-maker intends to transfer his/her booking to other persons, on condition that the accommodation and the period do not change, the holiday-maker has to pay the amount: of 50 Euros.
EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking.
Cancellation of a booking, even if it is substituted by another one, the following penalties must be paid:
40% of the total rental price if the cancellation is made from the booking time to 46 days before the start of the rental period,
100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show, IN ADDITION TO ANY OTHER ADDITIONAL CHARGES SUCH AS THE BOOKING FEE.
